The specific Services, if any, and cost shall be determined after developing the statements of probable construction cost during Phases 2 through 4 and shall be based on quantity take‑offs and unit cost pricing for materials, labor, tools, equipment, and Services required for the Work plus estimates for art to be installed in the Contractor's supervision cost, Work required by the General and Supplemental General Conditions of the Construction Contract, and an allowance for a reasonable Contractor's overhead and profit and culminating in a Detailed Estimate of Construction Cost at a point representing 90 percent of A.4 Phase 4 ‑ Construction Documents Services portion of the Project.
