Additional Manager’s Responsibilities. The Proposal Letter dated February 10, 2016 provided by the Manager to the Board is attached to this Agreement and details specific duties of the Manager for the Board and Association which includes the following; (a) The Manager shall receive all Owners inquiries concerning Association matters. Owners’ inquiries concerning accounting or annual meeting matters will be answered immediately or researched and answered as quickly as possible by the Manager. Owners’ inquiries concerning operations, maintenance, repairs or other matters of the Association will be directed to Association members as instructed by the Board of Directors. (b) The Manager shall prepare and mail delinquent Owners' xxxxxxxx with penalty as prescribed by the Covenants and Restrictions and approved by the Board. The Manager shall prepare collection letters to Owners as directed by the Board. The Manager shall file liens for delinquent dues as directed by the Board, and prepare lien releases for Owners when delinquent dues are paid. (c) The Manager shall assist the Board with annual meeting preparations including mailing of annual meeting notices, preparation of agenda, proxies, ballots and Owner handouts. The Manager shall attend the annual meeting to assist the Board and Owners with any financial or Association questions. (d) The Manager shall prepare letters to title companies with regard to the status of payment of dues to facilitate closings of the purchase and sale of homes of the Association.

  • CONSTRUCTION MANAGER’S RESPONSIBILITIES The Construction Manager’s Preconstruction Phase responsibilities are set forth in Sections 2.1 and 2.2. The Construction Manager’s Construction Phase responsibilities are set forth in Section 2.3. The Owner and Construction Manager may agree, in consultation with the Architect, for the Construction Phase to commence prior to completion of the Preconstruction Phase, in which case, both phases will proceed concurrently. The Construction Manager shall identify a representative authorized to act on behalf of the Construction Manager with respect to the Project.

  • OWNER’S RESPONSIBILITIES 2.1. The Owner shall designate in writing a project coordinator to act as OWNER's representative with respect to the services to be rendered under this Agreement (hereinafter referred to as the "Project Coordinator"). The Project Coordinator shall have authority to transmit instructions, receive information, interpret and define OWNER's policies and decisions with respect to CONTRACTOR's services for the Project. If PURCHASER fails to remedy any violations of this contract within 10 days after receipt of the violation/suspension notice given under this section, STATE may, by written notice, cancel this contract and take appropriate action to recover all damages and expenses suffered by STATE by reason of such violations, including application of any advance payments and any performance bonds toward payment of such damages.

Authority retains the right, after giving reasonable advance notice to Company, to enter upon the Premises to perform any repair thereon, including utilities, which serves, in whole or in part, areas other than the Premises.
