Commencement of Lease. The term of this Lease shall commence on the earlier of: a. The date Lessor notifies Lessee in writing that the construction to be performed by Lessor pursuant to Paragraph 2.2 hereof has been substantially completed. Substantial completion shall occur when the Premises are in such condition as to permit Lessor to file a Notice of Completion with respect to its work; or b. The date Lessee actually commences to do business at the Premises.
