Common use of Construction Cost Budget Clause in Contracts

Construction Cost Budget. a. Architect shall have responsibility to further develop, review, and reconcile the Construction Cost Budget within the parameters of the Construction Budget established by District for the Project. The estimates forming the basis of the Construction Cost Budget are to be based on the developed functional architectural program as approved by District. The following conditions apply to the Construction Cost Budget prepared by Architect: (i) All costs are to be based on current bid prices, with escalation rate and duration clearly identified as a separate line item; rate of cost escalation and projected bid and construction dates are to be approved by District and its representatives. (ii) Format shall be in a building systems format (e.g., foundations, substructure, structural system, exterior wall enclosure, window systems, etc.) for new buildings, and summarized by the Construction Specification Institute (“CSI”) categories for buildings being modernized. (iii) Contingencies for design, bidding, and construction are to be included as individual line items, with the percentage and base of calculation clearly identified. (iv) Architect shall include all information and estimates from District and/or the Construction Manager that are intended to be part of the Construction Cost Budget. (v) One week prior to submittal of documents, Architect shall submit its proposed Construction Cost Budget to District and the Construction Manager for review and approval. At that time, Architect shall coordinate with District and the Construction Manager to further develop, review, and reconcile the Construction Cost Budget.
