Construction Documents Phase. Based on District’s approval of the Design Development Documents, and on District’s authorization of any adjustments in the Project requirements or the Construction Cost Budget, Consultant shall prepare Construction Documents for District’s approval. The Construction Documents shall illustrate and describe the further development of the approved Design Development Documents and shall consist of drawings and specifications setting forth in detail the quality levels of materials and systems and other requirements for the construction of the Project. District and Consultant acknowledge that in order to construct the Project, District’s contractors will be required to provide additional information, including shop drawings, product information, product samples and other similar submittals, which Consultant shall review. Consultant shall incorporate the design requirements of governmental authorities having jurisdiction over the Project into the Construction Documents. Consultant shall compile a project manual that includes the construction contract documents and forms, and may include bidding requirements and sample forms. Upon achieving completion of the Construction Documents, Consultant shall prepare and submit an updated Construction Cost Estimate based upon the work depicted in the Construction Documents and in accordance with the provisions of this Contract. Consultant shall submit the Construction Documents to District, along with the Construction Cost Estimate, and request District’s approval. If District elects to conduct a constructability review of the completed Construction Documents with its own internal assets or by a third party, a report shall be provided to Consultant and Consultant shall revise the Construction Documents accordingly and shall respond in writing to each comment made by the constructability reviewer in one of the following ways: Indicate where or how the comment is reflected in a change to the Construction Documents, or Explain why the comment is not reflected in a change to the Construction Documents. District may require Consultant to supplement its submittal or to prepare an additional submittal if Consultant’s response is insufficient to allow the constructability reviewer to confirm the changes. The ARCHITECT/ENGINEER shall submit to the State in writing a Revised Statement of Probable Construction Cost based thereon, indicated by changes in requirements or general market conditions for and until approved by the State. 1.1.7.4. ARCHITECT/ENGINEER shall furnish all custom support CAD files (fonts, line types, plot styles, etc.) to the State. All drawings shall include a configured layout tab with sheet border and viewports for printing. ARCHITECT/ENGINEER shall submit all electronic files to the State on an optical disc, CD, DVD or USB storage drive in a format suitable for use by the Department of Buildings and General Services. Construction Documents Phase. The Design Professional will do everything necessary or appropriate to develop Construction Documents for the Project, such as: 3.4.1 Generate a final finish schedule for the Project and submit it to the Owner’s Representative for approval. The approved finish schedule will be incorporated into the Construction Documents for the Project. 3.4.2 Prepare 95% construction drawings, specifications and bid documents setting forth in detail all requirements for the construction of the Project and submit them to the Owner’s Representative for review and comment. The Construction Documents will depict a Project which, if built in accordance with such documents, will comply with all Applicable Law. Submit, with the Construction Documents, an indexed copy of all design calculations to include structural, heating, plumbing, mechanical and electrical systems design. 3.4.3 Submit to the Owner’s Representative, two (2) sealed sets of the Construction Documents for final review and approval by the Michigan Department of Consumer and Industry Services and/or the State Fire Marshal, if applicable. Submit to the Owner’s Representative, one (1) sealed set of pre-bid Construction Documents for record purposes. 3.4.4 Update the statement of Estimated Construction Cost and submit it to the Owner’s Representative for review and comment within two weeks following submittal of the construction drawings. The Design Professional’s standard office practice may be used to prepare the Construction Documents Phase cost estimate. The submitted format will be consistent with the previous estimates but will provide a level of detail as to all costs that is satisfactory to the Owner. A narrative will accompany the Construction Documents Phase estimate addressing significant changes from the Design Development Phase estimate. The Construction Documents Phase estimate will include a comparison, by line item, of major changes from the Design Development Phase estimate. 3.4.5 Work with the Owner to develop the interior design concept, including providing consultation in the selection and layout of furniture, furnishings and related equipment, and develop and produce the color and finish schedule. 3.4.6 Perform interior design services as indicated on the Schedule of Project Details. 3.4.7 Based on written comments and direction from the Owner’s Representative, revise the Construction Documents and bid documents and submit copies of complete, bid-ready documents to the Owner to issue for bids. 3....
Construction Documents Phase. 2.4.1 Based on the approved Design Development Documents and any further adjustments in the scope or quality of the Project or in the construction budget authorized by the Owner, the Design Professional shall prepare, for approval by the Owner, Construction Documents consisting of Drawings and Specifications setting forth in detail requirements for the construction of the Project, which shall comply with all applicable laws, statutes, ordinances, codes and regulations. 2.4.2 The Design Professional shall assist the Owner in the preparation of the necessary bidding or procurement information, bidding or procurement forms, the Conditions of the contract, and the form of Agreement between the Owner and contractor. 2.4.3 The Design Professional shall advise the Owner of any adjustments to previous preliminary estimates of Construction Cost indicated by changes in requirements or general market conditions. 2.4.4 The Design Professional shall assist the Owner in connection with the Owner's responsibility for filing documents required for the approval of governmental authorities having jurisdiction over the Project.

Construction Documents Phase. 3.5.1 Based on the approved Design Development Documents and any further adjustments in the scope or quality of the Project or in the construction budget authorized by the Owner, the Architect/Engineer shall prepare, for written approval by the Owner, “Construction Documents” consisting of Drawings and Specifications setting forth in detail the requirements for the construction of the Project. The Architect/Engineer shall submit a minimum of seven (7) half-size sets and one (1) full-size set of documents, including one (1) set of AutoCAD electronic files and one (1) set of BIM files, as required by BIM Standards, to the Owner for review and approval at 50% completion and then again at 100% completion, together, each time, with an estimate of Construction Cost. The Architect/Engineer shall submit a minimum of four (4) full size sets of 100% Construction Documents (signed and sealed), after they have been reviewed and approved by Owner in writing, together with an estimate of Construction Cost. Prior to Construction Manager’s written notice to proceed, the Architect/Engineer must submit an Architect/Engineer affidavit to the FIU Department of Building Code Administration to be able to issue permit to Construction Manager. 3.5.1.1 At the completion of 100% Construction Documents, the Construction Manager will prepare a Guaranteed Maximum Price (hereinafter referred to as the “Guaranteed Maximum Price” or “GMP”) proposal based on the 100% Construction Documents prepared by the Architect/Engineer. Construction Documents Phase. Upon notification of the Owner's approval of the Services performed by the Architect under the Design Development Phase and upon written authorization from the Owner to proceed, the Architect, in consultation with the Owner and in compliance with the Design Criteria for Oregon State University Projects provided by the Owner, shall: 1. prepare working drawings and specifications, setting forth all necessary plans, elevations, and construction details, descriptions of materials and equipment, methods of installation, and standards of workmanship; 2. ensure that the Project complies with the State of Oregon Structural Specialty Code and with the American with Disabilities Act Accessibility Guidelines (ADAAG), 2012 version plus OSU best practices, and allows for access to programs, activities, and services in the most integrated setting possible (the Owner will be responsible for review of accessibility and interpretation of ADAAG for compliance with Federal requirements); 3. prepare Construction Documents as may be required to expedite the Work in phases so as to take maximum advantage of weather and availability of facilities for demolition and reconstruction; 4. prepare specifications setting forth descriptions of materials and equipment, methods of installation, and standards of workmanship, including (in the appropriate section of Division 1 of the specifications) a complete listing of all warranties required under the technical portions of the specifications; 5. develop all required bidding information; 6. provide the Owner 5 sets of the 100% complete Project manual, including specifications and drawings, for review and approval prior to advertising the Project for bid; 7. submit to the Owner, for approval, a second independent cost estimate of probable Direct Construction Cost of the Project, consistent with the requirements of Section I.F.4 above, as applied to the final design, and compare and reconcile this independent cost estimate with a separate, independent cost estimate obtained by the Owner; 8. if the Contractor for the Project is a CM/GC, the Architect shall perform the following Services associated with preparation of the probable Direct Construction Cost of the Project: a.
