Default by Tenant/Events. Defaults by Tenant are (a) failing to pay timely rent, or (b) failing to comply within ten days after written notice with any provision of this lease.

Default by Tenant/Events. Defaults by Xxxxxx are (a) failing to pay timely Rent; (b) abandoning or vacating a substantial portion of the Premises; and (c) failing to comply within ten days after written notice with any provision of this lease other than the defaults set forth in (a) and (b) above.
Default by Tenant/Events. The following shall constitute events of default by Tenant:
Default by Tenant/Events. Defaults by Tenant are (a) failing to pay Rent within ten (10) days after receipt of written notice from Landlord, (b) failing to keep or perform any provision of this Lease, other than the payment of Rent required to be kept or performed by Tenant within thirty (30) days after receipt of written notice from Landlord, (c) the filing of an involuntary petition of bankruptcy against Tenant or the appointment of a receiver for all or substantially all the property of Tenant and such petition or order shall not be dismissed or stayed within ninety (90) days after the filing or entry thereof, or (d) if Tenant makes an assignment of all or substantially all of its property for the benefit of creditors or files a voluntary petition of bankruptcy.
Default by Tenant/Events. Defaults by Tenant are failing to comply within thirty days after written notice with any provision of this Leaseback Agreement; provided, that if such default cannot reasonably be cured within such thirty day period but Tenant commences and thereafter diligently attempts to cure such default during and after such thirty day period, then Tenant shall be entitled to such reasonable additional period of time as is necessary to cure such default.
