Delivery Date and Lease Term. 5.1 Both parties agree that the lease term of the Premises commences from March 1, 2015 (lease commencement date) and ends on June 30, 2015, and the rent commencement date is March 1, 2015.

The rent will be accrued on and from October 1, 2010. Party B agrees that, after Party B pays to Party A the lease deposit and first rent for the Premises, Party B may handle the handover formalities after April 1, 2010 and begin interior decorations, provided that Party B obtains from the firefighting administration authority the approvals for its decoration design scheme and construction drawings. On and from the day when Party A and Party B complete the handover formalities for the Premises, Party B shall pay the property management fee for the Premises according to relevant rules. Party B may officially move into and use the Premises on and after July 1, 2010.

Delivery Date and Lease Term. 3.1 Both Parties agree that Party A shall deliver to Party B the second floor of the Plant before February 1, 2021 and the first floor thereof before March 1, 2021. The rent-free period shall last from March 1, 2021 to April 10, 2021 for the first floor, and from February 1, 2021 to March 31, 2021 for the second floor. During the rent-free period, the water, electricity, gas and other public utilities expenses and property management fees, etc., incurred in the use of the Plant shall be for the account of Party B. On this regard, the property management fees shall be payable from March 1, 2021 as to the first floor, and from February 1, 2021 as to the second floor. The lease term shall commence from February 1, 2021 and end on January 15, 2023.
