DEMISE AND POSSESSION. 2.01 Landlord leases to Tenant and Tenant leases from Landlord the Premises described in 1.01. By entering the Premises, Tenant acknowledges that it has examined the Premises and accepts the Premises in their present condition subject to any additional work Landlord has agreed to do as stated on Exhibit B if applicable. Landlord expressly reserves its right to lease any other space available in the Project to whom ever it wishes, further Tenant hereby acknowledges that it did not rely on any other tenant remaining a tenant in the Project as a consideration for entering into this Lease.

DEMISE AND POSSESSION. 2.01. Landlord leases to Tenant, and Tenant leases from Landlord, the Premises described in Section 1.01 of this Agreement. In reliance on the Landlord's representations and warranties contained in this Lease, Tenant agrees that it will accept the Premises as of the date of delivery by Landlord of the Certificate of Substantial Completion, provided that the Landlord has by then Substantially Completed Landlord's Work, the conditions set forth on section 1.05 above have been met and subject to Landlord's Work being Finally Completed in accordance with this Agreement.
