Common use of Design-Builder’s Role Generally Clause in Contracts

Design-Builder’s Role Generally. Design-Builder shall fully, properly, and timely, perform all Work, as required by the Contract Documents, to furnish Owner with a first-class, complete, fully-functional Project, capable of being used for its intended purpose. Throughout the Project, Design- Builder shall coordinate and manage the design and building process as an independent contractor, continuously monitor the schedules and budgets pertaining to the Work, and recommend adjustments to the Project as necessary to ensure completion of the Project in the most expeditious and efficient manner possible. During the Construction phase, Design-Builder shall be the Project’s general contractor.
