General Warranty Deeds. The transferring Parties shall, at the Closing, convey fee simple title to the real estate to the receiving Party by a duly and validly executed, recordable general warranty deed, free and clear of all liens and encumbrances, except those permitted pursuant to the provisions of this Agreement.
