Grant of Lease 2. 1 The Landlord hereby grants, and the Tenant hereby accepts the grant of the lease over the Premises, for the Lease Term, commencing from the Lease Commencement Date in accordance to all the obligations outlined in this Lease. The Parties agree that, the Landlord shall deliver the Premises to the Tenant in accordance with the provisions of this Lease on the Lease Commencement Date, or as otherwise agreed between the Parties, ready for purpose, use and occupation by the Tenant. 2. منح الإيجار 2.1 يوافق كل من المؤجر و المستاجر علي الدخول في عقد الإيجار هذا و المتعلق بالعين المستأجرة للمدة المحددة فيه و التي يبدأ سريانها من تاريخ بدء الإيجار وفقا لكافة الإلتزامات المحددة في عقد الإيجار هذا. وافق الطرفان علي أنه يتعين علي المؤجر تسليم العين المؤجرة للمستأجر جاهزة للسكن و الأستخدام بتاريخ بدء الإيجار وفقا لأحكام عقد الإيجار الراهن أو حسب ما يتم الإتفاق علي خلاف ذلك ما بين الطرفين. TENANT’S COVENANTS 3.1 Rent The Tenant hereby covenants with the Landlord as follows: (A) The Tenant shall pay the Rent to the Landlord yearly in advance by way of twelve (12) post-dated cheques, each cheque covering the applicable monthly Rent. The Deposit is payable by the Tenant to the Landlord as security for the performance of the Tenant’s obligations under the Lease as set out under the Particulars. Landlord may use all or any part of the Security Deposit to repair any damage to the Premises; its surroundings, amenities and/or content caused by Tenant or its guests, and in such event, Tenant shall, upon demand by Landlord deposit the amount so used so the Landlord shall have the full Security Deposit all times during the Lease Term. 3. تعهدات المستأجر 3.1 الإيجار اتفق المستاجر بموجبه مع المؤجر علي ما يلي: (أ) يلتزم المستأجر بدفع الإيجار للمؤجر سنويا مقدما بتقديم إثني عشر (12) شيكا ⸲ كل شيك يغطي إيجار الشهر المحدد. يتعين علي المستأجر دفع الإيداع للمؤجر كضمان لتنفيذ المستاجر لإلتزاماته بموجب عقد الإيجار كما هو محدد في البنود الخاصة. ويجوز للمؤجر إستعمال كامل مبلغ التأمين أو جزء منه في ٳصلاح أية أضرار تحدث للعين المستأجرة أو أي من ملحقاتها أو محتوياتها و التي يتسبب فيها المستأجر أو أي من ضيوفه ⸲ وفي هذه الحالة ⸲ يتعين علي المستأجر ⸲ أن يقوم و بطلب من المؤجر بإيداع المبلغ المستخدم لكي يكون بحوزة المؤجر مبلغ التأمين الكامل في كل الأوقات خلال مدة العقد.

  • Grant of Lease Landlord does hereby lease unto Tenant, and Tenant does hereby rent from Landlord, solely for use as a personal residence, excluding all other uses, the personal residence located in USA, GA, with address of: 0000 Xxxxxx Xxx, #0, Xxxxxxxxxxxx, XX, XXX Heirs And Assigns It is agreed and understood that all covenants of this lease shall succeed to and be binding upon the respective heirs, executors, administrators, successors and, except as provided herein, assigns of the parties hereto, but nothing contained herein shall be construed so as to allow the Tenant to transfer or assign this lease in violation of any term here of.

  • Assignment of Lease 10.01. The Tenant may not assign the Lease or sublet all or any part of the Premises or otherwise grant possession of the Premises or any portion thereof to any other person without first obtaining the prior written consent of the Landlord, such consent not to be unreasonably withheld. In no event shall the Tenant be released or discharged from the full performance of this Lease and the payment of all rents and monies and the observance of all covenants, agreements, terms and conditions herein contained and any such consent granted by the Landlord shall not be deemed or implied as consent to any further or subsequent assignment or subletting. In the event this Lease is assigned or all or a portion of the Premises sublet, the Tenant shall pay all reasonable out-of-pocket expenses incurred by the Landlord in any such assignment or subletting, including the Landlord’s legal costs in connection therewith and a non-refundable amount of Five Hundred Dollars ($500.00) in advance to the Landlord, representing a reasonable cost to the Landlord for reviewing such application. Any transferee shall enter into an agreement directly with the Landlord covenanting to be bound by all of the Tenant’s obligations hereunder to the extent applicable to it. Notwithstanding the foregoing provisions of this Section 10.01 or anything else contained herein, so long as Tenant is not then in default under this Lease beyond any applicable curative period provided for in this Lease, Tenant shall have the right, without the consent of Landlord, but otherwise in accordance with the requirements of this Lease, including without limitation, the obligation of any transferee to enter into an agreement directly with the Landlord covenanting to be bound by all of the Tenant’s obligations hereunder to the extent applicable, to assign this Lease and/or sublease the whole or part of the Premises to:

  • Term of Lease This Lease shall commence on the date of ________ and shall continue until its natural termination under this part on the date of ________ at 11:59 PM. After the date of termination, this Lease shall automatically renew and shall continue for the same term amount until Landlord or Tenant undertake cancellation of this Lease in writing. At the expiration of this Lease, Tenant shall be responsible for providing a forwarding address to Landlord to receive any funds owed or other notices.
