Common use of Insurance to be Furnished by Landlord Clause in Contracts

Insurance to be Furnished by Landlord. Landlord shall keep the Building and the improvements, equipment and facilities in or benefitting the Building (but not the contents of the Building or any personal property of Tenant) and the improvements, equipment and facilities of Landlord insured during the Demised Term against loss or damage by fire and other casualties as are customarily covered by standard casualty insurance with extended coverage endorsement in amounts and with insurance carriers or companies decided upon by Landlord. Landlord shall obtain commercial general liability insurance in its customary amounts for loss or damage resulting from or arising out of the use of the Building. Notwithstanding the foregoing requirement regarding insurance coverage, Landlord shall have the right to self-insure part or all of said insurance coverage in Landlord’s sole discretion. In the event Landlord elects to self- insure all or any part of any risk that would be insured under the policies and limits described above, and an event occurs where insurance proceeds would have been available but for the election to self-insure, Landlord shall make funds available to the same extent that they would have been available had such insurance policy been carried.
