Common use of Landlord’s Compliance Clause in Contracts

Landlord’s Compliance. Landlord represents that, to the best of Landlord’s knowledge, the Building and the Common Areas are in compliance with the ADA. Landlord, at Landlord’s sole expense, shall use all reasonable efforts to meet the requirements of the ADA as it applies to the Common Areas and restrooms of the Building; but Landlord shall have no responsibility for ADA compliance with respect to the Premises (unless the applicable requirement relates to general office use and is not required solely as a result of Tenant’s particular use of the Premises). Landlord shall not be required to make changes to the Common Areas or restrooms of the Building to comply with ADA standards adopted after construction of the Building unless specifically required to do so by law.
