Common use of Landlord’s Performance of Tenant’s Obligations Clause in Contracts

Landlord’s Performance of Tenant’s Obligations. Landlord, at its option, may perform the maintenance obligations required to be performed by Tenant pursuant to this Article VIII, to the extent not performed by Tenant. All costs incurred by Landlord shall constitute Additional Rent payable immediately on demand, which shall accrue interest from the date incurred until the date paid at the Default Rate.
