Landlord’s Performance of Tenant’s Obligations. If Tenant shall default in the performance of any of its obligations hereunder and such default shall continue after the expiration of any notice or grace period herein provided, Landlord may perform such obligation for the account and expense of Tenant upon thirty (30) days written notice except in cases of emergency, and Tenant shall reimburse Landlord therefor upon demand plus Landlord's reasonable costs and expenses, including attorneys' fees.
