Nature of Insurance Program. All insurance policies this Lease requires, if issued by a commercial insurer (as opposed to protection through the AHS/West self-funded HPL/GL Trust Program), shall be issued by carriers that: (a) have a policyholders’ rating of “A- /VIII” or better, based on the latest rating publication of Property and Casualty Insurers by A.M. Best Company (or its equivalent if such publication ceases to be published); and (b) are lawfully doing business in the State.
Nature of Insurance Program. Tenant shall provide any insurance required by this Restated Lease pursuant to a "blanket" or "umbrella" insurance policy covering all Properties demised hereunder, (i) which policy or a certificate of such policy shall specify the amount(s) of the total insurance allocated to each Property and to the Premises, which amounts shall not be subject to reduction on account of claims made with respect to other Properties or other properties that may be covered by such "blanket" or "umbrella" insurance policy, and (ii) which policy otherwise complies with this Restated Lease.
Nature of Insurance Program. All insurance policies this Lease requires shall be maintained in full force and effect under the terms of this Lease issued by carriers that: (a) have a minimum of A- rating for management and VI or better for financial strength or better based on the latest rating publication of Property and Casualty Insurers by A.M. Best Company (or its equivalent); and (b) are lawfully doing business in the State. Any insurance required by this Lease may be carried under a "blanket" or "umbrella" insurance policy provided that (i) such policy or a certificate of such policy shall specify the amount(s) of the total insurance allocated to the Premises, which amount(s) shall equal or exceed the amount(s) required by this Lease and shall not be reduced for claims made for other properties; and (ii) such policy otherwise complies with this Lease.

Any or all insurance required by this Agreement may be provided by a “captive” insurance company affiliated with Columbia or, by notice to the City specifying the risks being covered by self-insurance, through a self-insurance program provided, in the latter case, that the self-insuring entity is (a) an affiliate or subsidiary of Columbia or its parent company; or (b) any other substantial entity that, in the City’s reasonable judgment, has sufficient assets and net worth under the circumstances.

Any or all insurance required by this Lease may be provided by a "captive" insurance company affiliated with Tenant or, by Notice to Landlord specifying the risks being covered by self- insurance, through a self-insurance program provided, in the latter case, that the self-insuring entity is (a) an affiliate or subsidiary of Tenant or (b) any other substantial entity that, in Landlord's reasonable judgment, has sufficient assets and net worth under the circumstances. Tenant agrees to provide any and all necessary financial and reporting information which Landlord may reasonably request in making this determination.

Tenant may provide any insurance under a "blanket" or "umbrella" insurance policy, provided that (i) such policy or a certificate of such policy shall specify the amount(s) of the total insurance allocated to the Premises, which amount(s) shall equal or exceed the amount(s) required by this Lease and shall not be reduced for claims made for other properties and (ii) such policy otherwise complies with this Lease. Notwithstanding the above, the policies of insurance required by this Lease may be written by so-called "captive" insurance company(ies) of Landlord, provided that the risk is reinsured with insurers that have a claims paying ability rating of not less than "A:X" by A.M. Best.

Best Company (or its equivalent if such publication ceases to be published); and (b) are licensed or permitted to do business in the State of Washington. Tenant may provide any insurance under a ''blanket" or "umbrella" insurance policy, provided that (i) such policy or a certificate of such policy shall specify the amounts) of the total insurance allocated to the Premises, which amounts) shall equal or exceed the amount(s) required by this Lease and shall not be reduced for claims made for other properties below the amounts required by this Lease; and (ii) such policy otherwise complies with this Lease.

All Property Insurance and Liability Insurance policies this Agreement requires will be procured by the Operator through GCCCD or otherwise shall be issued by carriers that: (a) are listed in the then current “Best’s Key Rating Guide- Property/Casualty-United States & Canada” publication (or its equivalent, if such publication ceases to be published) with a minimum financial strength rating and a minimum financial s i ze ca t eg o r y equivalent to that of GCCCD; and (b) are admitted to do business in the State by the State Department of Insurance. The Operator may provide any Property Insurance or Liability Insurance coverage under a “blanket” or “umbrella” insurance policy, provided that: (i) such policy specifies the amount(s) of the total insurance allocated to the Garden, which amount(s) shall, when combined with the underlying policy liability limits, equal or exceed the amount(s) required by this Agreement and shall not be reduced for claims made for other properties; and (ii) such policy otherwise complies with this Agreement.
