Operations and Management. During the pendency of this Agreement, Seller shall carry on its business and activities relating to the Property, substantially in the same manner as it did before the Effective Date. Seller shall maintain the physical condition of the Property in substantially its current condition, reasonable wear and tear and damage by fire and other casualty excepted.

This obligation shall include an obligation to make ready all units becoming vacant more than 5 business days prior to Closing, failing which Buyer shall be entitled to a credit against the Purchase Price equal to $750.00 per unit not so made ready.
