Construction Management. Landlord or its Affiliate or agent shall supervise the Work, make disbursements required to be made to the contractor, and act as a liaison between the contractor and Tenant and coordinate the relationship between the Work, the Building and the Building’s Systems. In consideration for Landlord’s construction supervision services, Tenant shall pay to Landlord a construction supervision fee equal to three percent (3%) of Tenant’s Costs specified in Section 7.
Construction Management. Property Manager shall be responsible for coordinating and facilitating the planning and the performance of all construction including, without limitation, all maintenance, repairs, capital improvements, common area refurbishments and Tenant Improvements required to be constructed by Company after the Effective Date (collectively, “Construction Projects”), regardless of whether or not any of the Construction Projects arises out of a Lease executed prior to the Effective Date. Such coordination and facilitation services shall include, for example and not by any way of limitation, retaining architects, engineers or other consultants, assisting in the development of repair, capital improvement or Tenant space plans, cost estimating, advising Company with respect to the need for a general contractor, construction manager or other consultant, posting of appropriate notices of non-responsibility, providing notices of construction to affected Tenants and mitigating the effects of construction on such Tenants, and providing contractors, vendors and other Construction Property related personnel with access to the Property, parking and staging areas, necessary utilities and services. Property Manager shall be responsible for conducting meetings as deemed reasonably necessary by Property Manager, with the architect, contractor and consultants for all Construction Projects. Property Manager will also prepare a written report to Company as deemed reasonably necessary regarding the progress of each Construction Property in a format to be approved by the Company.
Construction Management. Without restricting in any way the application of the subcontracting provision contained in Article 5.01 of this Agreement, a contractor or subcontractor who undertakes a contract with an owner to provide construction management services shall be subject to said Article 5.01, and without limiting the generality of the foregoing, the employer shall ensure that all contracts or subcontracts, in respect to the project for which the employer has agreed to provide construction management services, are only let to a contractor or subcontractor bound by this Agreement, irrespective of whether such contracts or subcontracts are entered into directly between the owner and the subcontractor or contractor.
Construction Management. Manager shall, on major renovation tasks which involve the selection and engagement of a general contractor, coordinate the selection process with Lessee and/or Landlord, shall assist in the negotiation of construction contracts, manage such construction contracts and related issues, and shall engage separate contractors and subcontractors for specific tasks outside the scope of the general contractor.
Construction Management i. Manager shall oversee capital expenditure execution and projection.
ii. Manager shall oversee construction management of all new tenant build-outs and provide assistance with out-parcel development.
iii. Manager shall review and approve architectural plans for space and signage on the Premises.
iv. Manager shall monitor the environmental needs of the Premises including, but not limited to, the administration of operation and maintenance programs. If applicable, Manager shall supervise any remediation projects.
Construction Management. Construction Administrator • Senior Construction Administrator Duties and responsibilities within the Construction Management job category include, but are not limited to: Coordinate project communication between the contractor and the Architect- Engineer (A-E); Assure that contractors adhere to all project site safety requirements, and that proper inspections, observations and reporting in that regard are adhered to; coordinate the Quality Control/Quality Assurance (QC/QA) requirements, including testing and inspection requirements, and development of the Special Inspection & Testing schedule; coordinate regulatory and QA inspections with JWA Inspectors and outsourced QA personnel, and provide assistance as needed to JWA Inspectors; review, analyze, and track project schedule, and monitor potential delays; assist the project administrator and/or COUNTY assigned Project Manager with the review of change orders for technical merit, and coordinate contractors’ change order processing, and collaborate with other project team members on the proper execution of all necessary steps for concluding change orders; review and process contractors’ progress payment requests via Unifier or other Airport designated system, assuring that all work-in-place and billed quantities are verified for accuracy and billability; assure that contractors adhere to all environmental compliance matters, in accordance with projects’ contractual and technical requirements; attend projects’ regularly-scheduled progress meetings; coordinate projects’ submittal processes, reviews, and transmittals; coordinate projects’ Request for Information (RFI) processes, reviews, and transmittals; assure that As-Built and Record Drawings are properly coordinated, maintained and well- documented throughout the construction phase; write project status reports on a variety of issues for JWA management’s information and consideration, and attend meetings as necessary to present projects’ progress status and other reportable conditions; coordinate projects’ close-out phase, including scheduling and attendance at the punch list and final job walks, monitoring and assuring the execution of the punch list process, and securing of close- out documents including warrantees, guaranties, and Operations & Maintenance Manuals; and other Construction Management - related duties and responsibilities as required by project conditions, and as assigned by the Facilities Development Division Deputy Airport Director and/o...
Construction Management. This work consists of review, assessment, and recommendation for actions based on interpretation of contract documents. No firm participating in one contract with SFPUC can review any of its own work performed under another contract. Conflicts would likely arise if any firm participates in either preparation of final engineering design or in preparing any documents enumerated in a contract for construction or in preparing any documents the SFPUC requires a Proposer to rely on in the preparation of its bid. Participation in this phase also would likely be in conflict with participation in the construction phase.
Construction Management. (1) The Consultant should understand that construction cost and staging estimates are the basis for budget programming and project-level decisions made by the Commission. • Preparation and Review of Programmatic Cost Estimates. • Preparation and Review of Engineering Cost Estimates and “construction durations” prepared by Consulting Engineers as part of the Commission’s stakeholder outreach program.
(2) Construction Scheduling and schedule analysis (CPM) – The Consultant shall have the capability of developing detailed “contractor type” construction schedules using CPM methods, and of thoroughly evaluating the schedules developed by contractors engaged by the Commission, based on the Commission’s standard scheduling specification.
(3) Constructability/Bidability Review- The Consultant shall have the capability of performing “contractor perspective” constructability reviews, with particular emphasis on equipment needs, access, inter- discipline reviews to identify and eliminate interferences or conflicts, site storage requirements, temporary loadings, construction sequencing, identification and elimination of hazards, environmental issues, noise impacts, etc. The Consultant shall have the capability to mobilize/facilitate constructability/bidability review charrettes involving the Commission’s staff including its Capital Program Management Consultant (CPMC) staff, the design engineer, and other independent “subject experts”. The purpose of these constructability/bidability review charrettes normally conducted after the completion of the Concept Phase is to confirm the scope of the project prior to the Design Consultant proceeding with Preliminary and Final Design.

Construction Management. If the CLIENT elects to employ a construction manager, the CLIENT will promptly notify TRANSYSTEMS of the duties, responsibilities and authority of the construction manager and their relationship to the duties, responsibilities and authority of TRANSYSTEMS.
Construction Management. Landlord or its affiliate or agent shall supervise the Work and coordinate the relationship between the Work, the Building and the Base Building Systems. In consideration for Landlord’s construction supervision services, Tenant shall pay to Landlord a construction supervision fee equal to one and one half percent (1.5%) of the hard costs portion of Total Construction Costs, not to exceed $10,000.00. Notwithstanding anything to the contrary contained herein, Landlord shall have no liability with respect to the performance of the Work.
