v) not to put any name plate or letter box or neon-sign or board in the Common Portions or on the outside wall of the Building save at the place as be approved or provided by the Builder Provided However that nothing contained herein shall prevent the Purchaser from putting a decent nameplate on the outer face of the main door of the said Flat;
w) not to open out any additional window or fix any grill box or grill or ledge or cover or any other apparatus protruding outside the exterior of the said Flat or any portion thereof, permission should be obtain from the Owners, once formed from the Association regarding any installation and the design of the said Grill. a) comply with and observe the rules, regulations and bye-laws framed by the Maintenance Agency/Association from time to time;
b) permit the Builder, Maintenance Agency and Association and their respective men agents and workmen to enter into the said Flat for the Common Purposes of the Project;
c) deposit the amounts for various purposes as may be required by the Maintenance Agency or the Association;
d) use the Common Portions without causing any hindrance or obstruction to other Unit Owners and occupants of the Building;
e) keep the said Flat and partition walls, sewers, drains pipes, cables, wires, entrance and main entrance serving any other Flat in the Building and/or in the Premises in good and substantial repair and condition so as to support shelter and protect and keep habitable the other Flats /parts of the Building;
f) in particular and without prejudice to the generality of the foregoing, not to make any form of alteration in or cut or damage the beams and columns passing through the said Flat or the Common Portions for the purpose of fixing, changing or repairing the concealed wiring and pipelines or otherwise;
g) use and enjoy the Common Portions only to the extent required for ingress to and egress from the said Flat of men materials and utilities;
h) sign and deliver to the Builder all papers applications and documents for obtaining separate electricity meter or electricity connection for and in respect of the said Flat from the service provider in the name of the Purchaser;
i) bear and pay the Common Expenses and other outgoings in respect of the Premises proportionately, and the said Unit wholly;
j) pay Municipal Corporation Taxes and all other rates taxes levies duties charges and impositions outgoings and expenses in respect of the Building and the Premises proportionately, and the said Unit wholly, and to pay proportionate share of such rates and taxes payable in respect of the said Unit until the same is assessed separately by the Municipal Corporation;

e) keep the said Flat Apartment and partition party walls, sewers, drains pipes, cables, wires, entrance and main entrance serving any other Flat Apartment in the Building Buildings and/or in the Premises Project in good and substantial repair and condition so as to support shelter and protect and keep habitable the other Flats Apartments /parts of the BuildingBuildings;
f) in particular and without prejudice to the generality of the foregoing, not to make any form of alteration in or cut or damage the beams and columns passing through the said Flat Apartment or the Project Common Portions Areas, Amenities and Facilities and/or the Parkwoods Common Areas, Amenities and Facilities for the purpose of fixing, changing or repairing the concealed wiring and pipelines or otherwise;
g) use and enjoy the Common Portions only to the extent required for ingress to and egress from the said Flat of men materials and utilities;
h) sign and deliver to the Builder Promoter all papers applications and documents for obtaining separate electricity meter or electricity connection for and in respect of the said Flat Said Apartment from the service provider in the name of the Purchaser;
i) bear Allottee and pay the Common Expenses and other outgoings in respect of the Premises proportionately, and the said Unit wholly;

n) Not to carry out or permit to be carried out any illegal or immoral or hazardous activities in the said Row Bungalow;
o) Not to store or keep any hazardous or dangerous or combustible or exceptionally heavy materials or things in the said Row Bungalow or to hang from or attach to the rafters or beams any heavy materials which may damage or endanger the structural stability of the said Row Bungalow;
p) Not to put any nameplate or letter box or neon-sign or board in the Project Common Areas or on the outside wall of the Bungalow save at the place as be approved or provided by the Promoter Provided However that nothing contained herein shall prevent the Purchaser from putting a decent nameplate on the outer face of the main door of the said Row Bungalow;
q) Not to open out any additional window or fix any grill box or grill or ledge or cover or any other apparatus protruding outside the exterior of the said Row Bungalow or any portion thereof;
r) Not to install or fix air-conditioners, dish antennas or other apparatus on the exterior walls of the Bungalow, save at places specified / fixed and in a manner as indicated by the Promoter;
s) Not to do or permit to be done any act deed or thing which may render void or voidable any policy of Insurance of the said Row Bungalow or any part of the said Project or may cause any increase in the premium payable in respect thereof;
t) Not to decorate the exterior of the said Row Bungalow otherwise than in the manner agreed by the Promoter/Maintenance Agency/Association in writing or in the manner as nearly as may be in which it was previously decorated;
u) Not to store or permit any one to store any goods or things and neither to deposit or throw or permit to be deposited or thrown any garbage, dirt, rubbish or refuse or waste in or around the common passages or in any other common areas or installations;
v) Not to commit or permit to be committed any alteration or changes in pipes, conduits, cables and other fixtures and fittings serving the other row bungalows;
w) Not to partition the said Row Bungalow by metes and bounds;
x) Not to shift or obstruct any windows or lights in the said Row Bungalow;
y) Not to permit any new window light opening doorway path passage drain or other encroachment or easement to be made or acquired in against out of or upon the said Row Bungalow without the prior consent in writing of the Promoter and/or the Association;
z) Not to park or allow anyone to park any car, two-xxxxxxx or other vehicles at any place other than the space earmarked for parking car(s) or two xxxxxxx(s) of the Purchaser,(Said Parking Space) if any, mentioned in the SECOND SCHEDULE hereto; and
aa) Not to let out or part with possession of the said Parking Space, if so agreed to be acquired by the Purchaser hereunder, independent of the said Row Bungalow and to use the same only for the purpose of parking of a such motor cars or two-wheelers, as the case may be.

(b) All other taxes impositions levies cess and outgoings, betterment fees, development charges and/or levies under any statute rules and regulations where existing or as may be imposed or levied at any time in future on or in respect of the designated Flat/Unit/Apartment or the said Building/Project or the said Premises and bye-laws framed whether demanded from or payable by the Purchaser(s) or the Maintenance AgencyIn- charge and the same shall be paid by the Purchaser(s) wholly in case the same relates to the designated Flat/Association Unit/Apartment and proportionately in case the same relates to the said Building/Project or the said Premises or any part thereof.
(c) Electricity charges for electricity consumed in or relating to the designated Flat/Unit/Apartment (including any applicable minimum charges, proportionate share of the electricity charges for loss of electricity due to amortization and transmission).
(d) Charges of water, and other utilities consumed by the Purchaser(s) and/or attributable or relatable to the designated Flat/Unit/Apartment against demands made by the concerned authorities’ and/or the Maintenance In-charge and in using enjoying and/or availing any other utility or facility, if exclusively in or for the said designated Flat/Unit/Apartment, wholly and if in common with the other Co-owners, proportionately to the Maintenance In- charge or the appropriate authorities as the case may be.
(e) Proportionate share of all Common Expenses (including those maintained in Fourth Schedule hereunder written) to the Maintenance In- charge from time to time;

w) not to claim any right over and/or in respect of any open land in the Project or in any open or covered areas of the Tower Block and the Project reserved or intended to be reserved by the Vendor for their own exclusive use and enjoyment and not meant to be a common area or portion and not to obstruct any development or further development or additional construction which may be made from time to time by the Vendor thereat or on any part thereof;
x) not to partition the Said Bungalow by metes and bounds;
y) not to shift or obstruct any windows or lights in the Said Bungalow;
z) not to permit any new window light opening doorway path passage drain or other encroachment or easement to be made or acquired in against out of or upon the Said Bungalow without the prior consent in writing of the Vendor and/or the Association; aa) not to park or allow anyone to park any car, two-xxxxxxx or other vehicles at any place other than the space earmarked for parking car(s) or two xxxxxxx(s) of the Purchaser,(Said Garage) if any, mentioned in the SECOND SCHEDULE hereto; and bb) not to let out or part with possession of the Said Garage, if so agreed to be acquired by the Purchaser hereunder, independent of the Said Bungalow and to use the same only for the purpose of parking of a such motor cars or two-wheelers, as the case may be, that are in accordance to the permissible dimensions as mentioned in the SIXTH_SCHEDULE_hereto. cc) not to park any car or two-xxxxxxx in the Project Land if the Purchaser has not acquired any Garage therein, and to park only one car or two-xxxxxxx in one Garage and not more than one, even if there be space for more than one in the Garage. Others. All other expenses and/or outgoings including litigation expenses as are incurred by the Builder Promoter and/or the Association for the Common Purposes. (Restrictions imposed on the PurchasersAllottee).
1. The Purchasers agree, undertake Allottee agrees undertakes and covenant covenants to:
a) comply with and observe the rulesRules, regulations Regulations and bye-laws relating to the Act including such rules and regulations as may be framed by the Maintenance Agency/Promoter /Maintenance Agency / Association from time to time;
b) permit the BuilderPromoter, Maintenance Agency and Association and their respective men agents and workmen to enter into the said Flat Said Apartment for the Common Purposes of the Project;
c) deposit the amounts for various purposes as may be required by the Promoter / Maintenance Agency or the Association;
d) use the the Project Common Portions Areas, Amenities and Facilities without causing any hindrance or obstruction to other Unit Owners and Allottees of the Said Phase 2 or the Project and/or occupants of the BuildingBuildings;
e) keep the said Flat Said Apartment and partition party walls, sewers, drains pipes, cables, wires, entrance and main entrance serving any other Flat Apartment in the Building Buildings and/or in the Premises Said Phase 2 in good and substantial repair and condition so as to support shelter and protect and keep habitable the other Flats Apartments /parts of the BuildingBuildings;
f) in particular and without prejudice to the generality of the foregoing, not to make any form of alteration in or cut or damage the beams and columns passing through the said Flat Said Apartment or the Project Common Portions Areas for the purpose of fixing, changing or repairing the concealed wiring and pipelines or otherwise;
g) use and enjoy the Common Portions only to the extent required for ingress to and egress from the said Flat of men materials and utilities;
h) sign and deliver to the Builder Promoter all papers applications and documents for obtaining separate electricity meter or electricity connection for and in respect of the said Flat Said Apartment from the service provider in the name of the PurchaserAllottee and until the same is obtained, the Promoter may provide or cause to be provided reasonable quantum of electricity to be drawn by the Allottee at his cost upon installation of electricity sub-meter in or for the Said Apartment and the Allottee shall pay all charges for electricity on the basis of reading of such sub-meter and as billed by the Promoter;
ih) bear and pay the Common Expenses and other outgoings in respect of the Premises Said Project proportionately, and the said Unit Said Apartment wholly;
ji) pay Municipal Corporation Taxes municipal corporation taxes and all other rates taxes levies duties charges and impositions outgoings and expenses in respect of the Building Buildings and the Premises Said Phase 2 / Project proportionately, and the said Unit Apartment wholly, and to pay proportionate share of such rates and taxes payable in respect of the said Unit Apartment until the same is assessed separately by the Municipal Corporationmunicipal corporation;
kj) pay monthly common area maintenance charges for the maintenance of the BuildingBuildings, open areas, common areas, paths, passages and the Premises Said Project as a whole, at such rate as may be quantified by the Builder/AssociationPromoter at the appropriate time;
lk) pay the monthly subscription for using the Community Hall and any other facilities if provided Club by the Purchasers Allottee and their his family members at such rate as may be quantified by the Builder/Association Promoter at the appropriate time;
ml) pay for Wi-Figas, (if any) generator, integrated communication facilities, cable TV and other utilities consumed in or relating to the said UnitApartment;
nm) allow the other Unit Owners allottees the right of easements and/or quasi-quasi- easements; on) regularly and punctually make payment of the Common Expenses, Maintenance Charges, Generator / Electricity Charges, Municipal Corporation Taxes and other payments mentioned herein within seven days of receipt of demand or relevant bill, whichever be earlier;
