Common use of Partial Month Clause in Contracts

Partial Month. If the Rent Commencement Date or a Subsequent Rent Commencement Date is other than the first day of a month, Rent (defined in Article 50.12), including, without limitation, Base Rent, due from such date until the first day of the following month shall be prorated and shall be payable on the Rent Commencement Date or the Subsequent Rent Commencement Date, as applicable.

Partial Month. If the Rent Commencement Date or occurs on a Subsequent Rent Commencement Date is day other than the first day of a month, Rent (defined in Article 50.12), including, without limitation, Base Rent, due rent from such date day until the first day of the following month shall be prorated based upon the number of days in such month and shall be payable payable, in arrears, on the first day of the first full calendar month following the Rent Commencement Date or (and, in such event, the Subsequent installment of rent paid at execution hereof shall be applied to the rent due for the first full calendar month following the Rent Commencement Date, as applicable).

Partial Month. If the Rent Commencement Date or for a Subsequent Rent Commencement Date is given Phase occurs on a day other than the first day of a month, Minimum Rent (defined in Article 50.12), including, without limitation, Base Rent, due for that Phase from such date day until the first day of the following month shall be prorated (on the basis of the number of days during the first month within the term of this Lease) and shall be payable payable, in advance, on the Rent Commencement Date or the Subsequent Rent Commencement Date, as applicablefor that Phase.

Partial Month. If the Rent Commencement Date or is a Subsequent Rent Commencement Date is day other than ------------- the first day of a month, Rent (defined in Article 50.12), including, without limitation, Base Rent, due rent from such date day until the first day of the following month shall be prorated (at the rate of one-thirtieth (1/30) of the fixed monthly rental for each day) and shall be payable payable, in arrears, on the first day of the first full calendar month following the Rent Commencement Date or (and, in such event, the Subsequent installment of rent paid at execution hereof shall be applied to the rent due for the first full calendar month following the Rent Commencement Date, as applicable).
