PARTIAL OCCUPANCY. If, during the Term, the Building is not fully occupied during any year, (or if any tenant provides itself with any service or Utilities which Landlord provides as a part of Operating Expenses, or is separately assessed for Real Estate Taxes) Operating Expenses, Real Estate Taxes and Utilities for such year (to the extent that the same vary with occupancy levels) may be grossed up to reflect one-hundred percent (100%) occupancy, using sound accounting and management principles consistently applied.
