GENERAL PROCEDURES AND POLICIES. A. The University reserves the right of entry into student rooms, upon 24 hours notice given by University to the student, for the purposes of inspection, maintenance or repairs. The University also reserves the right of entry without notice in the case of emergency or to enforce any MTSU/TBR rule, regulation, or policy. B. The University does not assume any legal obligation to pay for the loss or damage to items of personal property of the student which occurs on its buildings or on its grounds prior to, during, or subsequent to the period of this agreement.

GENERAL PROCEDURES AND POLICIES. A. Notwithstanding anything herein to the contrary, this Agreement shall be interpreted and applied in accordance with University’s Student Housing Rule, Chapter 1720-01-13, as amended from time to time and as available online at xxxx://xxxxxxxxxxxx.xxxxxxxxxx.xxx/rules/1720/1720-01/1720-01-13.20170801.pdf. In the event of any inconsistency between this Agreement and University’s Student Housing Rule, the Rule will govern. B. University will have no legal obligation to pay for the loss of or damage to Student's personal property occurring in University's buildings or on University's property prior to, during, or subsequent to the period of the Agreement. Student or parents are encouraged to carry appropriate insurance to cover such losses. C. Student is responsible for the accommodations assigned and shall reimburse University for all damages within or to said accommodations. Charges for damages and/or necessary cleaning will be assessed to Student, or students, by University and must be paid promptly. Failure to pay assessments will result in a hold on a Student's registration, graduation, and/or transcript. D. In the event that accommodations assigned to Student are destroyed or made unavailable and University does not furnish other accommodations, the Agreement shall terminate. All rights and liabilities of the parties hereto shall cease and payments previously made by Student shall be refunded on a prorated basis for the period during which accommodations were not available to Student. E. While this Agreement is in effect, Student will be required to meet all financial obligations of the Agreement. Student must pay all room fees at the beginning of the semester or set up a payment plan with the Bursar's Office in order to avoid late fees. F. This Agreement may not be assigned or transferred and the room assigned to Student may not be sublet. It is for space in student housing as indicated. No additional individuals are permitted to reside in Student's room. G. If Student's conduct is such that no one wishes to room with that individual, Student will be billed the double as a single room rate. H. Failure to occupy an assigned space does not constitute a release from the Agreement. I. When space is available, double rooms may be rented as single rooms on a first-come, first-served basis. GENERAL PROCEDURES AND POLICIES. You will not perform your own repairs in rooms or on furnishings and equipment, nor alter furnishings or equipment from its intended use. You are expected to maintain your room in an orderly, safe, and sanitary condition at all times. Housekeeping services are provided only in common areas, such as stairwells, TV/study lounges, hallways, laundry rooms and community bathrooms. Charges for damages in a room and charges for loss or damage to furnishings or equipment in a room will be assessed to the student(s) assigned to that room/suite/apartment. Damages/charges for public/common areas will be split among all residents of the floor or building unless the responsible individuals are identified. Occupancy is defined as a signed Contract, and/or issuance of a key to you for a specified room and does not require actual physical presence by you or your belongings. Failure to check out properly (over any breaks, after release or upon completion of your contract) will result in a $25 improper check-out fee. Authorized University or Foundation personnel reserve the right to enter/inspect your room: a) at initial occupancy and prior to departure; b) to make repairs at any time during the school year; c) when there are reasonable grounds to believe a condition exists which constitutes a danger to the health, safety, and security of the occupants of a room or residence hall. d) to make routine inspections for maintenance, health and safety, and to perform required services; or e) when there is reason to believe a specific violation of University or the Center for Residence Life Services policy is taking place. Unless exigent or emergency circumstances preclude the ability to provide prior notice of entry, you will be provided notice of any such entry.

Resident is responsible for maintaining their space (residential hall or apartment) in an orderly, safe and sanitary condition at all times complying with all health and safety guidelines provided by RL. Resident will not perform their own repairs in their space (rooms or apartments), or on University furnishings and equipment, nor alter University furnishings or equipment from its intended use. Charges for repairs or damages, if appropriate, are determined by RL and/or the UMBC Department of Facilities Management and assessed to all students assigned to the room or apartment. Housekeeping is provided only in common areas such as stairwells, hallways and laundry rooms. B. Common Damage Billing. RL adopts and enforces shared responsibility for damages to community common areas and property. Residents will be collectively responsible for damage, theft, loss, or special service costs in the RL common areas, or to RL common property, when individual responsibility cannot be determined and when deemed appropriate by the Director of RL or designee. Typically, charges will be divided equally among all residents in the common area’s residential community building, wing, or floor, as appropriate, or in a given area determined by RL.

The student or his/her legal guardians are encouraged to carry appropriate insurance to cover such losses. B. The student is responsible for the condition and proper care of the accommodations assigned and shall reimburse the Fraternity/Sorority House Corporation for all damages done within or to said accommodations in which he/she is housed, for all damage to the house non-public areas, and for all damage to, or loss of any fraternity/sorority fixtures, furnishings, or property furnished under the contract. Charges for damage and/or necessary cleaning will be assessed against the occupant or occupants by the Fraternity/Sorority House Corporation and must be paid promptly. Failure to pay assessment may result in a hold on a student's registration, graduation, and/or transcript. C. In the event that the accommodations assigned to the student are destroyed or made unavailable and the fraternity/sorority does not furnish other accommodations, the contract shall terminate. All rights and liabilities of the parties hereto shall cease and payments previously made by the student shall be refunded on a pro-rated basis for the period for which accommodations were made available to the student. The Fraternity Park/Sorority Village Housing Contract is personal and may not be transferred or assigned to another person. It is for space in the fraternity/sorority house. The Fraternity/Sorority House Corporation reserves the right to make all room assignments, and to make any assignment changes considered advisable or necessary. E. Entry by University authorities into occupied rooms in residence halls, fraternity houses, or sorority houses on University-controlled property will be divided into three (3) categories: inspection, search and emergency. Inspection is defined as the entry into an occupied room by University authorities in order to ascertain the health and safety condition in the room, to check the physical condition of the room, to make repairs on facilities, or to perform cleaning and janitorial operations. GENERAL PROCEDURES AND POLICIES. 1. The college reserves the right to make hall and room assignments and to make any subsequent changes considered advisable or necessary. 2. The student is responsible for the condition of the room and all furnishings, which are assigned to the room and shall reimburse the college for all damages or loss of these furnishings. Residents of a hall may also be required to share the expenses of repair or replacement of any property in areas commonly used by the residents and their guests. Students are responsible for maintaining the cleanliness of their rooms. Charges for damages and/or cleaning will be assessed against the student(s) by the college and must be paid promptly. The college at its sole discretion shall make determination of the amount of such loss or damage. Failure to pay assessment will result in a hold on a student’s registration, graduation, issuance of a transcript or grades. 3. Housing is provided during the holidays per current quarter with the exception of Christmas Holidays. However, the cafeteria may be closed during holidays and students should make arrangements for their own meals. The dorms are closed between quarters and students are required to complete a “Housing Closure Request” form with the Director of Safety and Dorms and pay a $15.00 per night fee, in advance, for each night they may need to stay. 4. Although precautions are taken to maintain adequate security, the college does not assume any legal responsibility to pay for injury to person or loss or damage to items of personal property, including vehicles, which occurs in its buildings or on its grounds. Students are encouraged to carry appropriate insurance to cover such loss or damage. 5. The college reserves the right to enter any student rooms for the purpose of inspection, improvements, or repairs, or for any other purpose in accordance with college policy. 6. Signatures of this agreement signify the student’s agreement to abide by the rules and regulations established for residence hall living. 7. If PELL eligible, I hereby authorize SGTC to apply all or a portion of the PELL grant towards payment for my room and board costs for this and all future quarters. 8.
