Pets/Animals. Tenant shall not be allowed to have or bring, even temporarily, any animal (including mammals, reptiles, birds, fish, rodents, or insects) anywhere in the Premises at any time, except by prior written consent of Broker. If Broker agrees to permit Tenant an animal ("pet"), both Tenant and Broker must sign a separate pet agreement or addendum. Tenant's bringing animals into or onto the Premises or the keeping or possession of any animal for any duration without Broker's written consent shall constitute a violation of this Lease. It is a privilege to have a pet in a rental property. Tenant shall be responsible for any and all damage done by animals to the property. Pet odor and pet stains SHALL NEVER BE CONSIDERED NORMAL WEAR AND TEAR. This type of damage shall always be the Tenant's responsibility and the cost to clean, repair or seal off such damage shall be charged back to the Tenant. Pets (including mammals, reptiles, birds, fish, and insects) are allowed only if we have so authorized in writing. You must remove an illegal animal within 24 hours of notice from us, or you will be considered in default of this Lease. If you or any guest or occupant violates animal restrictions (with or without your knowledge), you'll be subject to charges, damages, eviction, and other remedies provided in this Lease. If an animal has been in the apartment at any time during your term of occupancy (with or without our consent), we'll charge you for de-fleaing, deodorizing, and shampooing. Unauthorized pets found on the property shall incur an immediate $199 fee, per month, until it is confirmed that the pet has been removed. In any action brought by Broker to enforce this section, Tenant shall bear the burden of proof regarding any pet's status or removal. Should written permission be granted for occupancy of the designated Pet(s), an additional security deposit ("Pet Security Deposit") in the amount of $200 is required and paid by Tenant, in advance subject to deposit terms and conditions. Any violation of this provision, in addition to Broker's other remedies, grants Broker the right to charge and collect the sum of $199.00 per month, retroactive to the date the Tenant's first occupied the Premises. This fee is due immediately upon discovery of unauthorized Pet.

The breeding of privately owned animals is prohibited. (b) Any damage to the Premises caused by a pet or an aquarium leak must be immediately repaired, cleaned and/or replaced at the Tenant's expense (including but not limited to stained carpets, broken window shades or blinds, and scratched and chewed cabinetry). Tenant must protect all carpeting from odor, infestation and stain by cleaning it annually. The Owner reserves the right to inspect the Premises (while providing proper notice) periodically in order to assess any possible damages. Animal owners must ensure the proper disposal of a deceased animal according to state and local regulations. Burial of the deceased pet on the property grounds is strictly prohibited. When outdoors, all pets must be on a leash and under the control of a mature and responsible individual. Animals may not be tethered or left unattended outside at any time.
