Pro Forma Unsecured Debt Service Charges. For any fiscal quarter of the Borrower, an amount determined by the Agent based on a twenty-five (25) year mortgage style amortization schedule, calculated on the Pro Forma Unsecured Principal Amount and an interest rate equal to the greater of (i) the weighted average annual interest rate actually applicable to the Unsecured Indebtedness during such fiscal quarter or (ii) the then current ten (10) year U.S. Treasury xxxx yield plus one and three-quarters percent (1.75%).
