Common use of PROJECT RECORD DOCUMENTS Clause in Contracts

PROJECT RECORD DOCUMENTS. (A) During the construction period, the CM@Risk shall maintain at the jobsite a set of blueline or blackline prints of the Construction Document drawings and shop drawings for Project Record Document purposes. (B) The CM@Risk shall xxxx these drawings to indicate the actual installation where the installation varies appreciably from the original Construction Documents. Give particular attention to information on concealed elements, which would be difficult to identify or measure and record later. Items required to be marked include but are not limited to:  Dimensional changes to the drawings.  Revisions to details shown on drawings  Depths of foundations below first floor  Locations and depths of underground utilities  Revisions to routing of piping and conduits.  Revisions to electrical circuitry.  Actual equipment locations.  Duct size and routing.  Locations of concealed internal utilities.  Changes made by Change Order.  Details not on original Contract Drawings. (C) Xxxx completely and accurately Project Record Drawing prints of Construction Documents or Shop Drawings, whichever is the most capable of indicating the actual physical condition. Where Shop Drawings are marked, show cross‐reference on the Construction Documents location. (D) Xxxx Project Record Drawings sets with red erasable colored pencil. Note RFI Numbers, ASI Numbers and Change Order numbers, etc., as required to identify the source of the change to the Construction Documents. The CM@Risk shall as a condition of Substantial Completion, submit Project Record Drawing and Shop Drawings prints to the City or its representative for review and comment. (E) Upon receipt of the reviewed Project Record Drawings from the City, the CM@Risk shall correct any deficiencies and/or omissions to the drawings and prepare the following for submission to the City within 14 Days: A complete set of electronic Project Record Drawings prepared in AutoCAD format compatible with City of Buckeye Engineering and Architectural Services Department CADD technology. The Design Professional will provide files of the original Construction Documents to the CM@Risk for the use of preparing these final Project Record Drawings or the CM@Risk may contract with the Design Professional to revise and update the electronic drawing files. Each drawing shall be clearly marked with “As‐Built Document.” A complete set of reproducible mylars from the final AutoCAD drawings and five (5) edge‐bound blueline or blackline sets reproduced from these mylars. (F) The original copy of the Project Record Drawings (redline xxxx‐ups).

The CM@Risk shall as a condition of Substantial Completion, . 4.8.6 Contractor must submit Project Record Drawing sets and Shop Drawings prints to the City or its representative for review and comment. (E) 4.8.7 Upon receipt of the reviewed Project Record Drawings from the City, the CM@Risk shall Contractor must correct any deficiencies and/or and omissions to the drawings Drawings and prepare the following for submission to the City within 14 Days: A complete set of electronic Project Record Drawings prepared in AutoCAD format compatible with City of Buckeye Engineering and Architectural Services Department CADD technology. The Design Professional will provide files of the original Construction Documents to the CM@Risk for the use of preparing these final Project Record Drawings or the CM@Risk may contract with the Design Professional to revise and update the electronic drawing files. Each drawing shall be clearly marked with “As‐Built Document.” A complete set of reproducible mylars from submit the final AutoCAD drawings and five (5) edge‐bound blueline or blackline sets reproduced from these mylars. (F) The original copy of the Project Record Drawings (redline xxxx‐ups)to City prior to Final Payment. 4.8.8 Project Manager will review the Project Record Drawings monthly prior to the date established for the Payment Request and will be the sole judge of acceptance of these Drawings.

(D) Xxxx 2.9.1.3 Unless otherwise agreed to by bother parties, XXXX shall mark Project Record Drawings sets with red erasable colored pencil. The CM@Risk shall . 2.9.1.5 XXXX shall, as a condition of Substantial CompletionFinal Acceptance, submit retain an Arizona Licensed Civil Engineer to record and certify where installations varied from the original Construction Documents and to generate the Project Record Drawing and Shop Drawings prints (As-Built Plans) per the City’s As-Built Checklist. The XXXX shall then submit As-Built Plans, sealed by the Engineer, to the City or its representative for review and comment. (E) 2.9.2 Upon receipt of the reviewed Project Record Drawings from the City, XXXX and the CM@Risk retained Arizona Licensed Civil Engineer shall correct any deficiencies and/or omissions to the drawings and prepare the following for submission to the City within 14 Days: A : 2.9.2.1 XXXX shall provide a complete set of electronic Project Record Drawings prepared in AutoCAD format compatible with City of Buckeye Engineering and Architectural Services Department Flagstaff CADD technology. The Design Professional will shall provide files of the original Construction Documents to the CM@Risk XXXX for the use of preparing these final Project Record Drawings or the CM@Risk XXXX may contract with the Design Professional to revise and update the electronic drawing files. Each drawing shall be clearly marked with “As‐Built As-Built Document.” A ” 2.9.2.2 XXXX shall provide a complete set of reproducible mylars from the final AutoCAD drawings and five (5) edge‐bound blueline or blackline sets reproduced from these mylarsdrawings. (F) The 2.9.2.3 XXXX shall provide the original copy of the Project Record Drawings (redline xxxx‐upsmark-ups).

B. The Construction Manager shall check all sections of the Construction Document Specifications for specific references to maintaining record drawings and shop drawings for diagrams (the "Project Record Document purposesDocuments"). These references are intended to clarify record documentation for particular items and are not intended to limit requirements generally. (B) C. The CM@Risk Construction Manager shall xxxx these drawings to indicate ensure that each of the actual installation where the installation varies appreciably from the original Construction Documents. Give particular attention to information on concealed elements, which would be difficult to identify or measure and record later. Each drawing shall be clearly marked "Project Record Copy" and shall be maintained in good condition and available at all times for inspection by Owner and Architect. The Construction Manager shall xxxx up the most appropriate documents to record significant changes during the construction process and significant details not shown in the original Contract Documents. D. The Construction Manager shall ensure that the information given shall include, but not be limited to, the actual location of the underground utilities and appurtenances, referenced to permanent surface improvements. Also, the location of internal piping, wiring, ductwork, conduit and appurtenances concealed in building structures, referenced to visible and accessible features of the structures. Project record documents are to be kept current. No Work shall be permanently concealed until the required information has been recorded. E. At the completion of the Project, Owner will furnish the Construction Manager with “As‐Built Document.” A a complete set of reproducible mylars from current Contract Drawings. The Construction Manager shall transfer the final AutoCAD recorded changes to the Drawings neatly with a permanent line of sufficient weight to clearly show the record changes. The Construction Manager shall stamp and sign a certification statement on each Drawing and page that the Drawings as submitted are correct and accurately depict the Work as it has been constructed. In addition, the Construction Manager shall provide a copy of thereof in electronic medium specified by the Owner. These drawings (the "As-Built Drawings") shall be submitted to Owner prior to acceptance of the Project by Owner and five (5) edge‐bound blueline or blackline sets reproduced from these mylars. (F) prior to the release of the Construction Manager's Final Payment. The original Construction Manager shall maintain at the Site for the Owner and in an electronic medium specified by the Owner one record copy of the Drawings, Specifications, Addenda, Change Orders and other Modifications, in good order and marked currently to record changes and selections made during construction, and in addition approved Shop Drawings, Product Data, Samples and similar required submittals. These shall also be available to the Architect and/or Owner's Consultants upon request and shall be delivered to the Owner upon completion of the Work. At the conclusion of the Work on the Project, these marked drawings shall be given to the Architect and used by him to produce a coordinated set of as-built drawings, showing all construction work performed on the Project Record Drawings (redline xxxx‐ups)as set in place during construction and revised to show the foregoing information and all changes made during construction form the original drawings. The Construction Manager shall be responsible and liable to the Owner for accurately and completely recording all of the information required by this paragraph on the marked set of drawings and shall, without increase in the GMP, review the as-built drawings prepared by the Architect to verify that this information has been accurately incorporated in the as-built drawings.
