Quiet Enjoyment and Title. Tenant, upon paying the Rent hereunder and performing the covenants hereof, shall peaceably and quietly have, hold and enjoy the Premises and all appurtenances during the full Term as against all persons or entities claiming by and through City. Tenant expressly acknowledges that Tenant’s right to quiet possession of the Premises does not preclude City’s right to make changes and additions to the Airport, including the Premises, and to do work in the Premises as permitted by this Lease.

Landlord further covenants and represents that it will stand so seized on the first of the term and will then place Tenant in actual possession of the Premises with the improvements thereon and the appurtenances thereto all in conformity with law and in a safe, clean and tenantable condition and in good order and repair.
Quiet Enjoyment and Title. Licensor represents that: (i) Licensor has good, marketable, fee simple title to or a long-term lease for the Property free and clear of any restrictions, conditions, covenants, easements, leases or licenses that will interfere with, impair or adversely affect the right of Licensee and Sub- Licensees to conduct the Permitted Use at the Property; (ii) Licensor’s execution and performance of this License will not violate any Applicable Laws, covenants, or the provisions of any mortgage, deed of trust, encumbrance or lease binding on Licensor; (iii) Licensor is not in default of any underlying leases or other agreements from which the Licensor derives its interest in, or related to, the Property or any mortgage or deed of trust that encumbers the Property, and has committed no act that with the mere passage of time or if the giving of notice will ripen into a default; and (iv) Licensee will have the quiet enjoyment of the Licensed Premises as long as there is no Default by Licensee.

Quiet Enjoyment and Title. If any goods, equipment, software and/or property are sold to or furnished for the State's use pursuant to this agreement, Vendor covenants that the State will have quiet use and enjoyment of such without suit, trouble or hindrance so long as the State is performing its obligations under the pertinent agreement. Vendor shall indemnify and hold the State harmless should any goods, equipment, software, property and/ or services provided by Vendor infringe upon the patent, trademark, copyright or trade secret of another. If this is an agreement for goods, equipment or property, Vendor will pass title to the State as agreed and will warrant title and provide for quiet enjoyment.
