Common use of Repair and Maintenance of Building Clause in Contracts

Repair and Maintenance of Building. Subject to SECTION 7.02 and except for any repairs made necessary by the negligence, misuse, or default of Tenant, its employees and agents, customers and invitees, which is not covered by insurance of the type required to be carried by Landlord under this Lease, Landlord shall keep and maintain in good order, condition and repair the roofs, exterior walls, exterior doors, windows, all structural portions, all Building electrical, Building mechanical, Building plumbing and Building HVAC systems, corridors and other Common Areas.

Repair and Maintenance of Building. Subject to SECTION Section 7.02 and except for any repairs made necessary by the negligence, misuse, or default of Tenant, its employees and employees, agents, customers and invitees, which is not covered by insurance of the type required to be carried by Landlord under this Lease, Landlord shall keep and maintain in good order, condition and repair make all necessary repairs to the roofs, exterior walls, exterior doors, windows, all structural portions, all Building electrical, Building mechanical, Building plumbing and Building HVAC systems, corridors and other Common Areas, and Landlord shall keep the Building in a safe, clean and neat condition and use reasonable efforts to keep all equipment used in common with other tenants in good condition and repair.
