You must also maintain any trees so as not to endanger the safety of people in the vicinity. You will be charged for the cost of any necessary clearance or maintenance work undertaken by the Council.
4.5 You are responsible for keeping any smoke detector in proper working order by testing it and replacing the battery (or smoke detector) as recommended by the manufacturer.

If it does not we will give you the opportunity to do the repair within a reasonable time. If you do not carry out the repair we can be found carry it out and charge you for the cost of doing it.
2.40 You are responsible for small repairs like the filling of minor cracks in internal plasterwork including preparatory work for redecoration; lock changes when keys are lost; replacing lost or broken keys; replacing fuses and electric plugs; replacing plugs and chains to sanitary ware; and replacing clothes lines.
2.41 You must allow Council workers or people sent by the Tenant HandbookCouncil into the property to inspect or carry out repairs. Our obligations:

2.44 The Council will not be responsible for any damage to your property including decorations or our representatives, agents or contractors access loss from the property which happens through fire, flood, theft, burst pipes or similar events, unless it can be shown that this is caused by the Council’s negligence, breach of contract or breach of statutory duty. (Note this does not affect the Council’s duties to carry repair set out necessary repair inspections, repairs, improvements, planned programmes, gas servicing in Clause 4.3 and safety checks, and to complete tenancy audits and inspections , as long as: • you may have a claim if these duties are not kept to). 2F LEAVING THE PROPERTY AND ENDING YOUR TENANCY
2.45 You have had must tell your Neighbourhood Housing Office in writing at least 24 hours notice four weeks before you want to leave the property. This four-week “notice” time must end on a Monday and you must return your keys to the Neighbourhood Housing Office before 12 o’clock midday on that final Monday. You may hand your keys in writing (unless there is an emergency); and • They show before the “notice” expires but you their proof of identity. If there is an emergency (such as, where somebody may be in dangercharged rent for the whole period.
2.46 You agree that the Neighbourhood Housing Office may accept the keys from some other person where it reasonably appears that the other person is returning the keys on your behalf.
2.47 If you leave the property after giving notice and fail to return the keys the Council will change the locks and recharge the cost to you.
2.48 You will be responsible for paying the rent or a sum equivalent to rent until whichever of the following dates is the latest: the date upon which any notice to terminate expires, there is a risk of damage to or the date upon which you leave the property, or (in the adjoining property) we will not event of you failing to give you any written notice or to return the keys) the date upon which the Council takes possession.
2.49 You must leave the property, the fixtures and fittings and any furnishings we have provided in reasonable condition when you go. Do not leave any of your belongings or any rubbish behind – the Council will dispose of them in accordance with the Torts (Interference with Goods) Xxx 0000 and you will be charged for the reasonable cost of disposal.

5.3 You must allow Council employees or people sent by the Council (their agents and contractors) access into your home is to inspect and carry out repairs and improvements. 5.7 You are responsible for most repairs, minor maintenance and servicing needed to repairs. A full list of the property, but repairs you are responsible for a number of minor repairs and is listed in the Tenants’ Handbook.

6. You must keep in good repair all parts of the property which we are not obliged to repair, and not allow the property to fall into disrepair through neglect.
7. If you have failed to do repairs which are your responsibility, we will give you notice in writing of the work which must be done and a reasonable time in which it must be completed. If you don't, we may do the work and make you pay for it.
8. You must let us remove or our representatives, agents or contractors access the property to carry out necessary repair inspections, repairs, improvements, planned programmes, gas servicing and safety checks, and to complete tenancy audits and inspections , as long as: • You have had at least 24 hours notice in writing (unless there is an emergency); and • They show you their proof of identity. If there is an emergency (such as, where somebody may be in danger, there is a risk of damage to the property, or the adjoining property) we will not give you any written notice and you must let us enter your home immediately. We reserve the right to force entry in to the property without giving you any notice. We will only gain entry if you are not there to let us in immediately, or if you refuse to let us in. 9. You or any members of your household or your invited visitors must not damage the property. If you or they cause any damage, you must put it right to our satisfaction. If you don't, we may do the work and make you pay for it.

5.12 The Council has installed smoke alarm equipment in your property and it will be your responsibility to ensure that it is satisfactorily maintained by renewing batteries when required and reporting faults. All of the Council’s employees and anyone sent by the Council to work in your home will carry out formal identification or a letter confirming their identity and purpose. 5.13 You have the right to get repairs completed which you are not responsible for.
5.14 You have the right to make improvements to your property only home (Applicable to Secure Tenants only) Before you commence any work you must get NNC’s agreement in writing, having made a written application complete with our written permission firstany relevant drawings. This benefits both you and the Council as we can advise on the relevant statutory permissions. You must also obtain have a legal duty to make any workers/contractors hired by you aware of the presence of asbestos in the areas to be worked on.
5.15 We will repair the structure, exterior and comply with interior fixtures and fittings of your property and keep in proper working order the: • installations for supplying water, gas, electricity from the meter point • wash hand basins, toilets, baths and showers installed by NNC • internal walls, ceilings and floor surfaces • kitchen units, sinks and baths • internal doors • window frames, glazing and openers • installations for supplying heat and hot water to your property • installations for supplying electricity to your property • disabled adaptations we have made to the property • the common parts; stairs, stores, sheds, lighting, and lifts. NNC will not maintain or repair: • Any item which a previous tenant left and for which you have agreed to take responsibility for • Garden paths or patio areas which are not essential for getting to and from your home unless they have been provided by NNC • Garden gates, fences and walls except those which form a boundary division and which have been provided by NNC. In addition, NNC will not provide or replace any required Building Regulations and Planning Permissionboundary fencing other than what was provided when the property was let to you.
