REPAIRS AND RE-ENTRY. Tenant will maintain the Leased Premises in good repair and sound condition, at Tenant's own expense, and shall repair, using only contractors approved by Landlord, any damage done to the building or any part of the building by Tenant or Tenant's agents, employees and invitees. If Tenant fails to make such repairs promptly, within 15 days of occurrence, Landlord shall have the option to make such repairs itself and Tenant shall reimburse Landlord for the cost of the repairs on demand. Tenant shall not commit nor allow any waste or damage to be committed on any part of the Leased Premises, and at the time of termination of this Lease, shall deliver the Leased Premises to Landlord in as good condition as existed on date of Tenant's possession, ordinary wear and tear and casual excepted, and Landlord shall have the right to re-enter and resume possession.
