Reservation Of Compensation. Landlord reserves, and Tenant waives and assigns to Landlord, all rights to any award or compensation for damage to the Center, the improvements located therein and the leasehold estate created hereby, accruing by reason of any taking in any public improvement, condemnation or eminent domain proceeding or in any other manner by exercise of the right of eminent domain or of anything lawfully done by public authority, except that (a) Tenant shall be entitled to pursue recovery from the applicable public authority for Tenant’s moving expenses, trade fixtures and equipment and any leasehold improvements installed by Tenant in the Premises or Building at its own sole expense, but only to the extent Tenant would have been entitled to remove such items at the expiration of the term of this Lease and then only to the extent of the then remaining unamortized value of such improvements computed on a straight-line basis over the period from the Rent Commencement Date through the remainder of the then current term of this Lease, and (b) any condemnation awards or proceeds described in Section 13.2(b) shall be allocated and disbursed in accordance with the provisions of Section 13.2(b), notwithstanding any contrary provisions of this Section 13.3.

(1) Subtenant's moving expenses, trade fixtures and equipment and (2) the cost of any leasehold improvements in the Subleased Premises, but only to the extent of the then remaining unamortized cost of such improvements computed on a straight line basis over the term of this Sublease; provided, however, if this Sublease does not terminate as a result of a taking, Subtenant shall assign the portion of the award described in this clause (2) to Sublandlord for the purpose of repairing and restoring the Subleased Premises and Hanger. Subtenant will deliver such further assignments of the foregoing as Sublandlord may from time to time request.
