This property offers gas heater service optional for an additional charge located in the property description. The temperature of swimming pools varies and highly depends on the current day and night temperatures and wind. Therefore, we cannot guarantee a particular pool temperature during the time of your stay. The optional pool heater service must be ordered and paid before our service personnel can turn it on. We suggest ordering pool heat a day before you want it. We will do our best to try to accommodate any late order AND the pool may take time to heat. A pool may take several days to heat up and depends on the ambient temperature, water temperature, wind, rain and size of the pool. During or after periods of cold weather (esp. winter cold front) it may take longer or not really heat up until air gets warmer. Pools consist of thousands of gallons of water. No commercially available pool heater can heat that much water instantly. Please report any maintenance needs plan ahead and also understand that pool heaters have limits on capability. Fees: • Minimum charge for pool heat is one week. Disclaimer: No specific pool temperature is guaranteed by this service. We setpool heat between 84 and 86 degrees. During and after winter cold fronts, the heater may struggle or be unable to keep the water at the same temperature until the weather gets warmer. The pool heater will help warm up the pool faster when it gets warmer outside, however you should not expect “bathtub temperatures” during or after Florida winter cold fronts. Disclaimer: We reserve the right to make pool heat unavailable at any time for maintenance or repairs. In case of a technical malfunction, we will respond refund the pool heat charge for the time the heat service was not available to you. Neither does iTrip, North Coast Vacation Properties LLC iTrip or the owner accept any liability or responsibility for any inconveniences, damage, loss or injury arising from any temporary defects defects, outages or stoppage in supply of water, electricity, gas, water heater, cable TV service, electricity cable TV equipment, TV & electronics, internet, internet equipment, internet outages, heating & air conditioning, appliances, BBQ grill, pool/spa to include pool/spa heater, pool/spa pump, any and all related pool/spa equipment or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. PATIO Undersigned Owner and Manager will not be responsible for lost packages and/or mail, nor packages and mail that do not get forwarded to the rental address. Bikes if provided may be used. Please return bikes clean and use locks if provided to secure bikes. Guests are responsible for any bike damage repairs and/or maintenance. Guests ride at their own risk and hold owner & manager harmless from any injury. You may find a sign on the A/C unit requesting the temperature not to be set below 74 degrees to prevent the unit from freezing. In the winter months, when temperatures are not exceeding 80 degrees, the thermostat may be set between 70-72 degrees if preferred. Common misunderstandings about how the AC works-A lower number on the thermostat does not mean cooler air. Generally speaking, the air conditioning system is designed to accommodate up to an 18-20 degree difference between the outside air and the inside. SW Florida is a sub-tropical climate with very warm and humid temperatures in the Spring, Summer & Fall months. The outdoor temps can exceed 100 degrees during these months. Therefore, the AC is not likely to cool the inside temps of the property less or much less than a 20 degree difference from the outside temps. This does not always mean the AC is not working or is defective but rather performing at its manufactured designed potential. Keeping the windows, doors and window coverings closed and running ceiling fans & fans can assist with helping keep the inside property temps as cool as possible. The property owner and manager and not requesting or suggesting the above thermostat settings to be unreasonable, but rather as a preventative measure and to the rental guests benefit to help avoid the AC from freezing up. When the lower thermostat setting commands the AC to run for longer periods of time to reach a temperature that it will likely not be able to reach, the AC coil will freeze up. When this happens it can take several hours to a couple of days to thaw the AC coil so the AC can then be serviced and repaired to work again. All the while there will be no AC working in the property. Refunds or credits will not be made for AC failure resulting in the aforementioned. Tenant hereby acknowledges that the premises they have reserved may include a community or private pool and the undersigned agrees and acknowledges that the community or private pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community or private pool and patio areasareas to include supervision of all children in and around the pool. MAINTENANCE No diving in pool! The pool thermostat settings are established and set by the property owner and their pool service company. Do not increase pool temp settings. Although this home has a heated pool, please understand the water temperature is still affected by the outdoor air temperature, and the ability for the heat pump to keep up the temperature settings in the cooler winter months. Increasing the temperature settings during cool weather will not increase the water temperature as you may think, as the heat pump is only running when the pool pump is running. Forcing it to run at a higher temperature or for a longer time will result in damage to the heat pump. Damage caused by guest to the pool, spa and/or mechanical's will be charged to the guest account. Any pool technician service calls needed to be placed by owner or management because of guest misuse or operational error will also be charged to the guest account. Pool is a residential pool and cleaned weekly by owners pool service company. Extra cleaning requests will be charged to guest account. The pool pump & heater are set to run daily as prescribed by the owners pool service company. Please also DO NOT touch timer settings. No diving and guests swim at their own risk. Please report any maintenance & repair needs for the premises to the us and we will respond as quickly as possible. This property offers gas heater service optional for an additional charge located in the property description. The temperature of swimming pools varies and highly depends on the current day and night temperatures and wind. Therefore, we cannot guarantee a particular pool temperature during the time of your stay. The optional pool heater service must be ordered and paid before our service personnel can turn it on. We suggest ordering pool heat a day before you want it. We will do our best to try to accommodate any late order AND the pool may take time to heat. A pool may take several days to heat up and depends on the ambient temperature, water temperature, wind, rain and size of the pool. During or after periods of cold weather (esp. winter cold front) it may take longer or not really heat up until air gets warmer. Pools consist of thousands of gallons of water. No commercially available pool heater can heat that much water instantly. Please report any maintenance needs plan ahead and also understand that pool heaters have limits on capability. Fees: • Minimum charge for pool heat is one week. Disclaimer: No specific pool temperature is guaranteed by this service. We setpool heat between 84 and 86 degrees. During and after winter cold fronts, the heater may struggle or be unable to keep the water at the same temperature until the weather gets warmer. You pay for gas for the premises pool heater for a minimum of 8 hours to us and a maximum of 10 hours per day. The pool heater will be off during the night. Without optional pool heat, pool water temperatures may plummet in December to March, especially during cold periods. The pool heater will help warm up the pool faster when it gets warmer outside, however you should not expect “bathtub temperatures” during or after Florida winter cold fronts. Disclaimer: We reserve the right to make pool heat unavailable at any time for maintenance or repairs. In case of a technical malfunction, we will respond refund the pool heat charge for the time the heat service was not available to you. No further credit will be given if pool equipment fails or is unavailable for any reason. We do not guarantee any specific temperature with pool heat service and no refunds can be provided. Understanding pool heat: The pool heater and circulation pump are usually running during daytime hours. Both are typically off at night. No water circulation or a red light at the equipment does NOT indicate any malfunction when the pump is off. Residential pool heaters are NOT run 24/7. Disclaimer: It is your responsibility to keep water level at the correct height between pool service visits. If water level gets too low (due to evaporation between pool service visits) the pool heater will NOT work. During times of low precipitation or when the pool water is heated and higher than ambient temperature, evaporation may lower the water level to a degree where the circulation pump is sucking air. The correct water level is for the water to be halfway up the skimmer inlet (the open square box). Fill with the provided garden hose. Insufficient water levels can damage the pool heater and the pool filter and may cause both to stop working. You can easily notice the noise change for a pool that does not contain sufficient water. The pool heat cannot be set higher than that maximum temperature (86°F) in order to keep chemicals balanced. If you want a “hot” pool use the SPA, as quickly as possiblethese smaller pieces are equipped for higher temperatures. Refunds Swimming pools are NOT intended for higher temperatures. Setting a pool to a higher temperature would trigger additional maintenance (bi-weekly pool service, increase in chemicals usage, increase in electricity) which are NOT included in the pool heat fee. MAINTENANCE YOU ARE RESPONSIBLE FOR YOUR CHILDREN! No jumping or diving into the pool. Tenant and guests must follow all posted rules, including keeping the water at the proper level or advising iTrip Sarasota & Venice, if necessary and keeping toys out of pool during the night. This property offers gas heater service optional for an additional charge located in the property description. The temperature of swimming pools varies and highly depends on the current day and night temperatures and wind. Therefore, we cannot guarantee a particular pool temperature during the time of your stay. The optional pool heater service must be ordered and paid before our service personnel can turn it on. We suggest ordering pool heat a day before you want it. We will do our best to try to accommodate any late order AND the pool may take time to heat. A pool may take several days to heat up and depends on the ambient temperature, water temperature, wind, rain and size of the pool. During or after periods of cold weather (esp. winter cold front) it may take longer or not really heat up until air gets warmer. Pools consist of thousands of gallons of water. No commercially available pool heater can heat that much water instantly. Please report any maintenance needs plan ahead and also understand that pool heaters have limits on capability. Fees: • Minimum charge for pool heat is one week. Disclaimer: No specific pool temperature is guaranteed by this service. We setpool heat between 84 and 86 degrees. During and after winter cold fronts, the heater may struggle or be unable to keep the water at the same temperature until the weather gets warmer. You pay for gas for the premises pool heater for a minimum of 8 hours to us and a maximum of 10 hours per day. The pool heater will be off during the night. Without optional pool heat, pool water temperatures may plummet in December to March, especially during cold periods. The pool heater will help warm up the pool faster when it gets warmer outside, however you should not expect “bathtub temperatures” during or after Florida winter cold fronts. Disclaimer: We reserve the right to make pool heat unavailable at any time for maintenance or repairs. In case of a technical malfunction, we will respond refund the pool heat charge for the time the heat service was not available to you. No further credit will be given if pool equipment fails or is unavailable for any reason. We do not guarantee any specific temperature with pool heat service and no refunds can be provided. Understanding pool heat: The pool heater and circulation pump are usually running during daytime hours. Both are typically off at night. No water circulation or a red light at the equipment does NOT indicate any malfunction when the pump is off. Residential pool heaters are NOT run 24/7. Disclaimer: It is your responsibility to keep water level at the correct height between pool service visits. If water level gets too low (due to evaporation between pool service visits) the pool heater will NOT work. During times of low precipitation or when the pool water is heated and higher than ambient temperature, evaporation may lower the water level to a degree where the circulation pump is sucking air. The correct water level is for the water to be halfway up the skimmer inlet (the open square box). Fill with the provided garden hose. Insufficient water levels can damage the pool heater and the pool filter and may cause both to stop working. You can easily notice the noise change for a pool that does not contain sufficient water. The pool heat cannot be set higher than that maximum temperature (86°F) in order to keep chemicals balanced. If you want a “hot” pool use the SPA, as quickly as possiblethese smaller pieces are equipped for higher temperatures. Refunds Swimming pools are NOT intended for higher temperatures. Setting a pool to a higher temperature would trigger additional maintenance (bi-weekly pool service, increase in chemicals usage, increase in electricity) which are NOT included in the pool heat fee. IT IS VERY IMPORTANT THAT YOU NOT TOUCH ANY OF THE POOL EQUIPMENT. ONLY THE POOL GUY IS ALLOWED TO TOUCH THIS! Some of our homes have hot tubs and/or heated pools. We make every attempt to ensure that the hot tubs are in service, North Coast Vacation Properties LLC hot, and ready for your arrival. However, there are times when a hot tub is out of service due to circumstances beyond our control. We do not charge extra for out hot tub amenities, and there will be no refund if a hot tub is not in service when you arrive. Likewise, if night-time temps are cold (below 50), it is unlikely that a 'heated pool' will be warm, so please be aware that night-time temperatures directly impact the temperature of the water in the swimming pool. Hot tubs are strictly for use by guests 18 and older, at the users own risk, and must not be used by guests with medical conditions that prohibit their use, or by guests who have been consuming alcohol or other cognitive-altering substances. Irresponsible use of the hot tub (leaving a hot tub uncovered, leaving jets running while not in use, spilling liquids in the hot tub, broken glass, etc) that results in extra hot tub maintenance after your departure will result in a charge of up to $250 for extra maintenance fees. MAINTENANCE Refunds will not be given if pools or hot tubs are closed for maintenance issues, nor will they be given if pools or hot tubs are closed for the season. Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heatingto, elevators, heating and air conditioning, appliances, televisions, and stereos. LINENS/TOWELS/SUPPLIES Repairs and maintenance to buildings are conducted by the Homeowners Association and their property manager. These processes may involve noise and inconvenience. If we are advised in advance of your arrival that any significant work will be under way, we will advise you. However, in most cases, we are not advised before the work is to begin. Most of this work is conducted in the off-season, between October 1 and April 1, unless required due to an emergency. Refunds will not be made for noise and inconvenience caused by building maintenance. The owners furnish linens cleaning fee includes sheets, pillowcases, kitchen and bath towels. Any lost or damaged linens will be deducted from your depositcharged to the card on file (or, if booked through Airbnb, the charge will be submitted for payment). An initial supply setup of trash liners, paper products is and soap are provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. Guests ride at their own risk and hold owner & manager harmless from any injury. You may find a sign on the A/C unit requesting the temperature not to be set below 74 degrees to prevent the unit from freezing. In the winter months, when temperatures are not exceeding 80 degrees, the thermostat may be set between 70-72 degrees if preferred. Common misunderstandings about how the AC works-A lower number on the thermostat does not mean cooler air. Generally speaking, the air conditioning system is designed to accommodate up to an 18-20 degree difference between the outside air and the inside. SW Florida is a sub-tropical climate with very warm and humid temperatures in the Spring, Summer & Fall months. The outdoor temps can exceed 100 degrees during these months. Therefore, the AC is not likely to cool the inside temps of the property less or much less than a 20 degree difference from the outside temps. This does not always mean the AC is not working or is defective but rather performing at its manufactured designed potential. Keeping the windows, doors and window coverings closed and running ceiling fans & fans can assist with helping keep the inside property temps as cool as possible. The property owner and manager and not requesting or suggesting the above thermostat settings to be unreasonable, but rather as a preventative measure and to the rental guests benefit to help avoid the AC from freezing up. When the lower thermostat setting commands the AC to run for longer periods of time to reach a temperature that it will likely not be able to reach, the AC coil will freeze up. When this happens it can take several hours to a couple of days to thaw the AC coil so the AC can then be serviced and repaired to work again. All the while there will be no AC working in the property. Refunds or credits will not be made for AC failure resulting in the aforementioned. Tenant hereby acknowledges that the premises they have reserved may include a community or private pool and the undersigned agrees and acknowledges that the community or private pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. Although this home has a heated pool, please understand the water temperature is still affected by the outdoor air temperature, and the ability for the heat pump to keep up the temperature settings in the cooler winter months. Increasing the temperature settings during cool weather will not increase the water temperature as you may think, as the heat pump is only running when the pool pump is running. Forcing it to run at a higher temperature or for a longer time will result in damage to the heat pump. Damage caused by guest to the pool, spa and/or mechanical's will be charged to the guest account. Any pool technician service calls needed to be placed by owner or management because of guest misuse or operational error will also be charged to the guest account. Pool is cleaned weekly by owners pool service company. Extra cleaning requests will be charged to guest account. The pool pump & heater are set to run daily as prescribed by the owners pool service company. Please also DO NOT touch timer settings. The pool heat cannot be set higher than that maximum temperature (86°F) in order to keep chemicals balanced. If you want a “hot” pool use the SPA, as quickly as possiblethese smaller pieces are equipped for higher temperatures. Refunds Swimming pools are NOT intended for higher temperatures. Setting a pool to a higher temperature would trigger additional maintenance (bi-weekly pool service, increase in chemicals usage, increase in electricity) which are NOT included in the pool heat fee. IT IS VERY IMPORTANT THAT YOU NOT TOUCH ANY OF THE POOL EQUIPMENT. ONLY THE POOL SERVICE PROVIDER IS ALLOWED TO TOUCH THIS! Common misunderstandings about how the AC works-A lower number on the thermostat does not mean cooler air. Generally speaking, the air conditioning system is designed to accommodate up to an 18-20 degree difference between the outside air and the inside. SW Florida is a sub-tropical climate with very warm and humid temperatures in the Spring, Summer & Fall months. The outdoor temps can exceed 100 degrees during these months. Therefore, the AC is not likely to cool the inside temps of the property less or much less than a 20 degree difference from the outside temps. This does not always mean the AC is not working or is defective but rather performing at its manufactured designed potential. Keeping the windows, doors and window coverings closed and running ceiling fans & fans can assist with helping keep the inside property temps as cool as possible. The property owner and manager and not requesting or suggesting the above thermostat settings to be unreasonable, but rather as a preventative measure and to the rental guests benefit to help avoid the AC from freezing up. When the lower thermostat setting commands the AC to run for longer periods of time to reach a temperature that it will likely not be able to reach, the AC coil will freeze up. When this happens it can take several hours to a couple of days to thaw the AC coil so the AC can then be serviced and repaired to work again. All the while there will be no AC working in the property. Refunds or credits will not be made for AC failure resulting in the aforementioned. Tenant hereby acknowledges that the premises they have reserved may include a community or private pool and the undersigned agrees and acknowledges that the community or private pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. SLEEPING CAPACITY/DISTURBANCES. Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit all monies for any of the following: Occupancy exceeding the sleeping capacity of the unit6 people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes interfere with neighbors' right to quiet enjoyment of their premises. HOLD HARMLESS iTrip, North Coast Vacation Properties LLC or Neither iTrip nor the Owner, does not Owner assume any liability for loss, damage damage, illness or injury to persons or their personal property. Neither does iTrip, North Coast Vacation Properties LLC or iTrip nor the owner Owner accept any liability for any inconveniences, damage, loss loss, illness or injury arising from any temporary defects or stoppage in supply of water, gas, elevators, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. PATIO Undersigned Tenant hereby acknowledges that the premises they have reserved may include a community or private pool and the undersigned agrees and acknowledges that the pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the pool and patio areas. MAINTENANCE Refunds will not be given if pools or hot tubs are closed for maintenance issues, nor will they be given if pools or hot tubs are closed for the season. Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not NOT be made for maintenance issues including, but not limited to heatingto, elevator, heating and air conditioning, appliances, televisions, and stereospools/hot tubs. LINENS/TOWELS/SUPPLIES Outages should be reported immediately and all efforts will be made to have them restored as soon as possible. If you paid to have pool heat and there are issues, we will refund days that the pool was not heated. Repairs and maintenance to buildings are conducted by the Homeowners Association and their property manager. These processes may involve noise and inconvenience. If we are advised in advance of your arrival that any significant work will be under way, we will advise you. However, in most cases, we are not advised before the work is to begin. Most of this work is conducted in the off-season, between October 1 and April 1, unless required due to an emergency. Refunds will not be made for noise and inconvenience caused by building maintenance. In addition, while the Grand Strand is a stunning place to live and visit, it’s also home to various local wildlife, including bugs, snakes, and spiders. Please note that ALL properties are on a preventative pest control plan, but if any "uninvited guests" make an appearance, simply text us and we’ll take care of it right away. The owners furnish linens cleaning fee includes sheets, pillowcases, kitchen and towelsbath towels (equal to double the occupancy of the rental).
