Common use of Special Coverages Clause in Contracts

Special Coverages. Tenant or its Contractor shall carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Improvements shall be insured by Tenant pursuant to the Lease, as amended, immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 per incident, $2,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, as amended.

Special Coverages. Tenant shall, or shall cause its Contractor shall to, carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Tenant Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Tenant Improvements shall be insured by Tenant pursuant to the Lease, as amended, Lease immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 5,000,000 per incident, $2,000,000 5,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, as amended.

Special Coverages. Tenant or shall cause its Contractor shall general contractor to carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Additional Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Additional Improvements shall be insured by Tenant pursuant to the Lease, Lease (as amended, ) immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 5,000,000 per incident, $2,000,000 5,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, Lease (as amended).

Special Coverages. Tenant or its Contractor shall carry “Builder’s All Risk” insurance providing “all risk” coverage in an amount approved by Landlord covering the construction of the Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Improvements shall be insured by Tenant pursuant to the Lease, as amended, this Lease immediately upon completion thereof. Such insurance shall be in amounts amounts, in form, with companies, and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all Contractor and each of Tenant’s Agents which are major subcontractors the Primary Subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 3,000,000 per incident, $2,000,000 3,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the this Lease, as amended.

Special Coverages. Tenant or shall cause its Contractor shall general contractor to carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Suite 400 Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Suite 400 Improvements shall be insured by Tenant pursuant to the Lease, Lease (as amended, ) immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 5,000,000 per incident, $2,000,000 5,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, Lease (as amended).

Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 per incident, $2,000,000 10,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the this Lease, as amended.

Special Coverages. Tenant or its Contractor shall carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Improvements shall be insured by Tenant pursuant to the Lease, as amendedamended by this First Amendment, during construction and immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Operating Coverage insurance, each in amounts not less than $2,000,000 per 500,000 for each incident, $2,000,000 1,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, as amended.

Tenant shall, or shall cause its Contractor shall to, carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Tenant Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Tenant Improvements shall be insured by Tenant pursuant to the Lease, as amended, this Lease immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 5,000,000 per incident, $2,000,000 5,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the this Lease, as amended.

Special Coverages. Tenant or shall also require its Contractor shall to carry “"Builder’s 's All Risk” " insurance in an amount approved by Landlord covering the construction of the Tenant Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Tenant Improvements shall be insured by Tenant pursuant to the Lease, as amended, this Lease immediately upon completion thereofthereof and expiration of the Construction Period. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s 's Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 5,000,000 per incident, $2,000,000 5,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the this Lease, as amended.

Special Coverages. Tenant or its Contractor shall carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Tenant Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Tenant Improvements shall be insured by Tenant pursuant to the Lease, as amended, Section 4.04 of Table of Contents this Lease immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability Excess Liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 500,000 per incident, $2,000,000 1,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the this Lease, as amended.

Special Coverages. Tenant or its Contractor shall carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Improvements shall be insured by Tenant pursuant to the Lease, as amendedamended by this Third Amendment, during construction and immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Operating Coverage insurance, each in amounts not less than $2,000,000 per 500,000 for each incident, $2,000,000 1,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, as amended.

Special Coverages. Tenant or its Contractor shall carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Improvements shall be insured by Tenant pursuant to the Lease, as amendedamended by this Second Amendment, during construction and immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Operating Coverage insurance, each in amounts not less than $2,000,000 per 500,000 for each incident, $2,000,000 1,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the Lease, as amended.

Special Coverages. Tenant or shall also require its Contractor shall to carry “Builder’s All Risk” insurance in an amount approved by Landlord covering the construction of the Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Improvements shall be insured by Tenant pursuant to the Lease, as amended, this Lease immediately upon completion thereofthereof and expiration of the Construction Period. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 5,000,000 per incident, $2,000,000 5,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in the this Lease, as amended.

Special Coverages. Tenant or its Contractor shall carry “"Builder’s 's All Risk” " ----------------- insurance in an amount approved by Landlord covering the construction of the Tenant Improvements, and such other insurance as Landlord may require, it being understood and agreed that the Tenant Improvements shall be insured by Tenant pursuant to Section 14.3(b) of the Lease, as amended, Lease immediately upon completion thereof. Such insurance shall be in amounts and shall include such extended coverage endorsements as may be reasonably required by Landlord including, but not limited to, the requirement that all of Tenant’s 's Agents which are major subcontractors shall carry excess liability and Products and Completed Operation Coverage insurance, each in amounts not less than $2,000,000 1,000,000 per incident, $2,000,000 in aggregate, and in form and with companies as are required to be carried by Tenant as set forth in Section 14 of the Lease, as amended.
