Sublease Commencement Date. May 1, 2014. Sublessee shall have the right to enter the Subleased Premises commencing on April 15, 2014 notwithstanding that the Sublease Commencement Date has not occurred (the “Prior Access Period”) for the purpose of installing its furniture, fixtures and equipment. Sublessee’s occupancy during the Prior Access Period shall be subject to all the terms and conditions of this Sublease except for Sublessee’s obligation to pay Sublease Rent (which shall commence on the Sublease Rent Commencement Date (defined below)) and shall be conditioned upon Sublessee having delivered to Sublessor prior to entering the Subleased Premises for the Prior Access Period the Security Deposit (defined below), the first monthly installment of Sublease Rent otherwise due and payable on the Sublease Rent Commencement Date and a certificate of insurance evidencing the insurance required to be maintained by Sublessee pursuant to this Sublease. Sublease Term: The period commencing on the Sublease Commencement Date and ending on August 30, 2017. Sublessee shall not have any right to extend the Sublease Term or otherwise cause the term of the Prime Lease to be extended beyond August 31, 2017. Sublease Rent: Commencing on the Sublease Rent Commencement Date (defined below) and continuing until August 31, 2017, Sublessee shall pay to Sublessor Sublease Rent of $21,099.16 per month ($35.00 psf). The parties acknowledge that this Sublease is intended to be a “gross lease”. Accordingly, except as specifically provided in this Sublease to the contrary including, without limitation, Sublessee’s obligation to pay for the electricity and utilities described in Section 10 below consumed at the Subleased Premises during the Sublease Term and during any Prior Access Period, Sublessee shall not be obligated to pay any additional amounts other than Sublease Rent for maintenance, operating costs, real estate taxes and insurance with respect to the Subleased Premises and/or the property in which the Subleased Premises is located.
Sublease Commencement Date. The term of this Sublease (the "Term ") shall, subject to the provisions of Section 3.2 below, commence on the date (the "Sublease Commencement Date") that is the earlier to occur of:
(a) the latest of the dates on which Landlord shall have (i) substantially completed Landlord's Work (as defined below in this Section), (ii) delivered the Premises to Tenant, vacant, free of all occupancies and tenancies (other than Landlord's tenancy under the Xxxxxxxxx) and in broom clean condition and with all low voltage telecommunication lines existing as the date of this Sublease remaining in place and uncut (although Landlord shall have terminated its contractual relationship with the applicable carrier for telecommunication service to the Premises), and (iii) given written notice to Tenant that Overlandlord has given its consent to this Sublease (or Tenant has received same directly from the Overlandlord), or
(b) the date on which Tenant or anyone claiming by through or under Tenant first occupies all or any portion of the Premises for the performance of Tenant's Work (as such term is hereinafter defined) therein or for any other purpose (other than for Customary Pre-Construction Activities), as defined below in this Section. The Term shall end at 11:59 pm on May 31, 2020 or such earlier date on which this Sublease may be terminated pursuant to the teens hereof or by law (the "Sublease Expiration Date"). For purposes hereof, the following terms shall have the meanings indicated below:

Sublease Commencement Date. Section 12 of the Basic Sublease Information, which defines the Sublease Commencement Date, is hereby amended in its entirety to read as follows:
Sublease Commencement Date. The Additional Operating Costs shall be included in the defined term Subtenant’s Rent.
Sublease Commencement Date. Under Section 13 of the Sublease, the parties hereby agree that the “Sublease Commencement Date” occurred on__________________ , 2015 .
Sublease Commencement Date. The later of : (i) May 1, 2023; and (ii) the date Master Landlord’s written Consent (as defined below) to this Sublease is obtained, (iii) the date the Westport Contingency (as defined in Section 2.1(a) is satisfied or waived in writing by Subtenant; and (iv) the date Sublandlord delivers the Sublease Premises to Subtenant in vacant, broom clean condition and with the Relocation Improvements (as defined in the aforementioned First Amendment to Lease (Relocation)) Substantially Completed (as defined in the Relocation Space Work Letter attached as Exhibit C to the First Amendment to Lease (Relocation)) in accordance with the Approved Working Drawings (as defined in such Exhibit C to the First Amendment to Lease (Relocation).
Sublease Commencement Date. The term (the “Term”) of this Sublease commences on the later of: (i) receipt of Landlord’s Consent (defined below); (ii) 1 December 2020; and
Sublease Commencement Date. The later of (i) November 1, 2021, (ii) Sublandlord delivering the Sublease Premises in the condition required in this Sublease, and (iii) the date Master Landlord’s delivers its Consent (as defined below). Sublandlord’s delivery of the Sublease Premises is conditioned upon receipt of Subtenant’s insurance certificates required pursuant to Section 7.1 hereof, first months’ Base Rent and the Letter of Credit, subject to Section 2.3.
