Surrender of the Subleased Premises. At the termination of this Sublease, by lapse of time or otherwise, Sublessee will deliver the Subleased Premises to Sublessor in as good condition as existed on the date of possession by Sublessee, ordinary wear and tear only excepted. Upon such termination of this Sublease, Sublessor will have the right to re-enter and resume possession of the Subleased Premises if permitted by the terms of the Prime Lease and/or the Prime Landlord.
Surrender of the Subleased Premises. Upon the expiration or earlier termination of this Sublease, Subtenant shall, at its sole cost and expense, immediately: (a) surrender the Subleased Premises to Sublandlord in broom clean condition and in good order, condition and repair, excepting reasonable wear and tear, damage by casualty or condemnation, and repairs and damages except for those items Sublandlord is obligated to repair hereunder; and
Surrender of the Subleased Premises. Upon the expiration of the Sublease Term, the extended term, if applicable, or the earlier termination of the Master Lease or this Sublease, Sublessee shall surrender the Subleased Premises in the same condition as received on the date hereof, reasonable and normal wear and tear and damages or destruction resulting from causes which are covered by insurance obtained in accordance with Section 11 of the Master Lease excepted.
Surrender of the Subleased Premises. During the last week of the Sublease Term and upon not less than 24 hours’ prior notice to Subtenant, Sublandlord may inspect the Premises to determine the work needed to be done to restore the Subleased Premises to the condition required by the Primary Lease.
Surrender of the Subleased Premises. At the termination of this Sublease, by lapse of time or otherwise, Sublessee shall deliver up the Subleased Premises to Sublessor in the same condition as existed on the Commencement Date, ordinary wear and tear excepted. Sublessee shall not be required to remove any alterations, improvements or fixtures within the Subleased Premises which existed as of the Commencement Date. Upon such termination of this Sublease, Sublessor shall have the right to re-enter and resume possession of the Subleased Premises.
Surrender of the Subleased Premises. Upon the expiration of the Term of this Agreement, or any sooner termination hereof, Sublessee shall quit and surrender the Subleased Premises in good condition and repair, normal wear and tear excepted.
Surrender of the Subleased Premises. At the termination of this Sublease, Sublessee shall remove all of its trade fixtures, furniture, equipment and other personal property from the Subleased Premises; vacate the Subleased Premises; and deliver the Subleased Premises to Sublessor in as good condition as existed at the Sublease Commencement Date of this Sublease, ordinary wear and tear and casualty excepted.
Surrender of the Subleased Premises. Upon termination or expiration of this sublease, SUBLESSEE shall surrender the subleased premises to SUBLESSOR. In the event no further use of the subleased premises or any part thereof is needed, SUBLESSEE shall give written notification to SUBLESSOR and the Bureau of Public Land Administration, Division of Xxxxx Xxxxx, Xxxxx xx Xxxxxxx Xxxxx xx Xxxxxxx Department of Environmental Protection, Mail Station 130, 0000 Xxxxxxxxxxxx Xxxxxxxxx, Xxxxxxxxxxx, Xxxxxxx 00000-0000, at least six months prior to the release of any or all of the subleased premises. Notification shall include a legal description, this sublease number and an explanation of the release. The release shall only be valid if approved by SUBLESSOR and the TRUSTEES through execution of a release of sublease instrument with the same formality as this sublease. Surrender of the Subleased Premises. Sublessee shall keep the Subleased Premises, and every part thereof, in good order and repair. At the termination of this Sublease, by lapse of time or otherwise, Sublessee shall surrender the Subleased Premises to Sublessor in the same condition as received by Sublessee on the Commencement Date, ordinary wear and tear excepted, with all trade fixtures and personal property removed (including any removal requirements set for in Exhibit B for Sublessor’s FF&E). All wiring and cabling installed in the Subleased Premises or Building by Sublessee, at Sublessee’s request or on behalf of Sublessee, shall be removed by Sublessee at the termination of this Sublease. Any improvements or alterations made in and/or to the Subleased Premises by Sublessee, at Sublessee’s request or on behalf of Sublessee, shall be removed by Sublessee at the termination of this Sublease if required by Master Lessor. Any damage caused by the removal of such items shall be repaired by Sublessor at the sole cost and expense of Sublessee, Sublessee’s reimbursement obligation to survive the termination of this Sublease. Upon such termination of this Sublease, Sublessor shall have the right to re-enter and resume possession of the Subleased Premises.
Surrender of the Subleased Premises. Upon the Expiration Date or earlier termination of the Term or License, Sublessee shall quit and surrender the Subleased Premises in the condition required by Section 15 of the Lease and shall perform all of the other obligations of Tenant under the Lease insofar as they pertain to (a) the Subleased Premises and/or the electronic equipment of Sublessee in the Licensed Area and (b) all alterations, improvements or installations made by Sublessee. Sublessee shall remove all of its furniture, equipment, trade fixtures and all other items of its personal property therefrom as provided in such Section 15. If the Expiration Date, or earlier termination of the Term or the License, falls on a Sunday, this Sublease or the License, as the case may be, shall expire at noon on the immediately preceding Saturday unless such Saturday is a legal holiday, in which case the Term or the License, as the case may be, shall expire at noon on the first business day immediately preceding such Saturday. Sublessee shall observe and perform each of the covenants contained in this Sublease and Sublessee's obligations hereunder shall survive the Expiration Date or earlier termination of this Sublease or the License.
