Common use of Tenant Covenants Clause in Contracts

Tenant Covenants. The Tenant covenants with the Landlord: a) That the said Landlord may enter and view the state of repair; b) That the Tenant will leave the premises in good repair (reasonable wear and tear and damage by fire, lightning and tempest only excepted); and c) That the Tenant shall during the entire Term hereof, take out and keep in full force and effect inventory and leasehold improvement damage insurance and public liability insurance with respect to the business conducted by the Tenant on the premises in which limits of public liability shall not be less than $5,000,000.00 per occurrence, such insurance to be placed with a company or companies approved by the Landlord, such approval not to be unreasonably withheld and such other insurance as the Landlord may reasonably request. Premiums for such insurance shall be paid by the Tenant and the policies or certificates of insurance shall be deposited with the Landlord and shall be in form satisfactory to the Landlord. The policies written pursuant to this paragraph shall name the Landlord as an additional named insured.
