Tenant’s Plans. 1. Prior to Tenant preparing Tenant's Plans, Tenant's architect and engineer(s) shall thoroughly familiarize themselves with, and verify by physical inspection, the accuracy of the Premises, the Tenant Package, this Exhibit C, all local building codes and all existing job conditions. Tenant's Plans and construction shall be prepared and performed with full knowledge of and in compliance with the Tenant Package, this Exhibit C and all Legal Requirements, including without limitation all energy conservation, Hazardous Materials Laws, and handicap access requirements. Tenant's Plans shall be prepared or, if permitted by law, sealed by architect(s) and engineer(s) fully qualified and licensed in the state in which the Shopping Center is located. 2. Within twenty (20) days after receipt of the Tenant Package, Tenant shall submit to Landlord fully detailed and dimensioned 1/2" scale preliminary storefront drawings. This preliminary submittal shall include the following: (a) three (3) sets of prints and one (1) sepia that show storefront elevations, sections through the storefront and storefront signage, (b) one (1) material sample and color board, and (c) one (1) completely colored rendering of Tenant's storefront design. 3. No later than June 26, 1998, Tenant agrees to submit to Landlord six (6) sets of prints and one (1) sepia of fully detailed and dimensioned 1/4" scale architectural and structural construction drawings, which shall include the following: (a) plan views of the storefront, floor areas, and reflected ceiling; elevations of the storefront and interiors, sections through the storefront and partitions and along the longitudinal axis, door, finish, and color schedules, and final design drawings for storefront signs in accordance with the Tenant Package, (b) electrical drawings including circuitry plans, panel schedules, riser diagrams, load calculations, and all calculations and forms required by applicable Legal Requirements, and (c) mechanical drawings, including heating, ventilating, and air conditioning design calculations, an equipment schedule and specifications, the design for the air distribution duct work system, smoke exhaust system, exhaust fan(s), plumbing fixtures and piping specifications, and all calculations and completed forms required by applicable Legal Requirements.

Tenant’s Plans. Tenant's Plans shall be prepared or, if permitted by law, sealed by architect(s) ’s architect and engineer(s) shall be fully qualified and licensed in to prepare the state in which the Shopping Center is locateddrawings required below.
(2. Within twenty ) Unless Tenant exercises Tenant’s Transfer Right (20as defined below), within forty-five (45) days after receipt the date on which Tenant’s Transfer Right expires pursuant to Section V of the Tenant Packagethis Exhibit D, Tenant shall submit to Landlord fully detailed and dimensioned 1/2" scale preliminary storefront drawings. This preliminary submittal shall include the following: (a) three (3) sets of prints and one (1) sepia that show storefront elevations, sections through the storefront and storefront signage, (b) one (1) material sample and color board, and (c) one (1) completely colored rendering of Tenant's storefront design.
3. No later than June 26, 1998, Tenant agrees to submit to Landlord six (6) sets of prints and one (1) sepia reproducible transparency of fully detailed and dimensioned 1/4" ¼” scale architectural and structural construction drawingsdrawings prepared at Tenant’s expense by Tenant’s architect, which who shall be licensed in the State of California. These construction drawings shall include the following: (a) plan views of the storefrontfloor plans, floor areas, and reflected ceilingceiling plans; elevations of the storefront specialized improvements; and interiors, sections through the storefront and partitions and along the longitudinal axis, door, finish, finish and color schedules, and final design drawings for storefront signs in accordance with the Tenant Package, ; (b) electrical drawings prepared by an electrical engineer, who shall be licensed in the State of California, including circuitry plans, panel schedules, riser diagrams, load calculations, and all calculations and forms required by applicable Legal Requirements, statutes and codes; and (c) mechanical drawingsdrawings prepared by a mechanical engineer licensed in the State of California, including heating, ventilating, ventilating and air conditioning design calculations, an equipment schedule and specifications, the design for the air distribution duct work system, smoke exhaust system, exhaust fan(s), plumbing fixtures and piping specifications, and all calculations and completed forms required by applicable Legal Requirementsstatutes and codes.

This preliminary submittal shall include the following: (a) three (3) sets of prints and one (1) sepia that show showing storefront elevations, floorplan, reflected ceiling plan, fixture plans, and sections through the storefront and storefront signage, (b) one (1) material sample and color board, and (c) if requested by Landlord, one (1) completely colored rendering of Tenant's storefront designdesign and/or photographs of Tenant's existing prototype.

No later than June 26, 1998Within twenty-five (25) days after Landlord's approval of Tenant's preliminary plans, Tenant agrees to submit to Landlord Landlord, for Landlord's final review, six (6) sets of prints and one (1) sepia of fully detailed and dimensioned 1/4" scale architectural and structural final construction drawingsdrawings for Tenant's Premises, which shall include the followingfollowing : (a) architectural drawings including plan views of the storefront, floor areas, and reflected ceiling; elevations of the storefront and interiors, ; sections through the storefront and partitions storefront, partitions, and along the longitudinal axis, ; door, finish, and color schedules, ; and final design drawings for storefront signs in accordance with the Tenant Package, (b) electrical drawings including circuitry plans, panel schedules, riser diagrams, load calculations, and all calculations and forms required by applicable Legal Requirements, and (c) all mechanical drawings, including but not limited to heating, ventilating, and air conditioning design calculations, an equipment schedule and specifications, the design for the air distribution duct work system, smoke exhaust system, exhaust fan(s), plumbing fixtures and piping specifications, and (d) structural drawings indicating any Tenant design elements, alterations, additions and/or reinforcements to Landlord's structure required to accommodate Tenant's Work, and all calculations and completed forms required by applicable Legal Requirements.
