THE TENANT’S OBLIGATIONS. 5.1 The Tenant further agrees that he will not: No Removal of Items a) remove from the Flat any of the items, furniture and/or fittings except with the prior written permission of the Landlord and to replace any and all such removed items, furniture and/or fittings with similar articles of at least equal value or, if the Landlord so requires, pay to the Landlord the value of any of the items, furniture and/or fittings (or part thereof) which may be destroyed or damaged (reasonable wear and tear and damage by accidental fire excepted); No Structural Alteration or Addition b) make or permit or suffer to be made any alteration or addition (structural or otherwise) to the Flat or any part thereof without the prior written consent of the Landlord; Hanging of Pictures or Paintings c) hack any holes or drive any nails or anything whatsoever into the walls or to bore any holes into the ceiling without the prior written consent of the Landlord except where the same is reasonably done to hang pictures or paintings in areas where it is possible to do so. If this is done, the Tenant shall ensure that all nails and hooks are to be removed, holes patched and touch-up paintwork applied to reinstate such alterations to their original state at the end of the Term; No Assignment or Subletting d) assign sublet or part with the possession of the Flat or any part thereof to other persons; No Unauthorized Storage e) keep or permit to be kept on the Flat any materials of a dangerous or explosive nature the keeping of which may contravene and/or be a breach of any statute or regulations or which may either result in an increase in insurance premium or render any fire policy to become null and void; No Addition or Removal of Locks f) alter, remove or add any lock or security device and/or accompanying keys, access cards or transponders without the prior written consent of the Landlord; No Pets g) keep in the Flat any dog or other animal or bird or pet without the prior written consent of the Landlord. Such consent shall not be unreasonably withheld but shall be subject to the rules and regulations of the Agri-Food and Veterinary Authority, the HDB or any other local authorities; No Smoking h) smoke cigarettes, cigars or similar tobacco products inside the Flat; Use of Flat i) do or permit to be done in or upon the Flat any act or thing which may become a nuisance or annoyance to or in any way interfere with the quiet enjoyment of other occupiers of the building in which the Flat is comprised or give reasonable cause for complaint from the occupiers of neighbouring flats; and No Illegal Activities j) use the Flat for any illegal purpose or activities of an improper nature.

1.4 Not make any alteration or any part thereof addition to other persons; No Unauthorized Storage e) keep or permit to be kept on the Flat any materials of a dangerous or explosive nature the keeping of which may contravene and/or be a breach of any statute or regulations or which may either result in an increase in insurance premium or render any fire policy to become null and void; No Addition or Removal of Locks f) alter, remove or add any lock or security device and/or accompanying keys, access cards or transponders Property nor without the Landlord’s prior written consent (consent not to be withheld unreasonably) do any redecoration or painting of the Landlord; No Pets g) keep in Property
1.5 Not do anything on or at the Flat any dog Property which:
1.5.1 may be or other animal or bird or pet without the prior written consent of the Landlord. Such consent shall not be unreasonably withheld but shall be subject to the rules and regulations of the Agri-Food and Veterinary Authority, the HDB or any other local authorities; No Smoking h) smoke cigarettes, cigars or similar tobacco products inside the Flat; Use of Flat i) do or permit to be done in or upon the Flat any act or thing which may become a nuisance or annoyance to or in any way interfere with the quiet enjoyment of other occupiers of the building Property or owners or occupiers of adjoining or nearby premises
1.5.2 is illegal or immoral
1.5.3 may in which any way affect the Flat is comprised validity of the insurance of the Property and the items listed on the Inventory or give cause an increase in the premium payable by the Landlord
1.6 Not without the Landlord’s prior consent allow or keep any pet or any kind of animal at the Property
1.7 Not use or occupy the Property in any way whatsoever other than as a private residence
1.8 Not to assign, sublet, charge or part with or share possession or occupation of the Property.
1.9 To allow the Landlord or anyone with the Landlord's written permission to enter the Property at reasonable cause for complaint times of the day to inspect its condition and state of repair, carry out any necessary repairs and gas inspections, undertake servicing of the common areas and private rooms, or during the last month of the Term, show the Property to prospective new tenants, provided the Landlord has given reasonable prior notice (except in emergency)
1.10 To pay the Landlord’s reasonable legal and/or other costs reasonably incurred as a result of any breaches by the Tenant of his obligations under this Agreement
1.11 To pay interest at the rate of 4% above the Bank of England base rate from time to time prevailing on any rent or other money due from the occupiers Tenant which remains unpaid for more that 14 days, interest to be paid from the date the payment fell due until payment
1.12 To provide the Landlord with a forwarding address when the tenancy comes to an end and to remove all rubbish and all personal items (including the Tenant’s own furniture and equipment) from the Property before leaving
1.13 All use of neighbouring flats; the internet provided by the Landlord at the property to be legal. Any internet access provided may be withdrawn permanently by the Landlord without notice, without compensation and No Illegal Activities j) use solely at the Flat for any illegal purpose or activities of an improper natureLandlord’s discretion.

THE TENANT’S OBLIGATIONS. 5.1 1. The Tenant further agrees is obliged through the Period of this Lease to fulfil the following obligations:-
1. to display such warning or other notices on the Property as are required by statute but subject thereto not to display any advertisements on the Property save that he will not: No Removal the Tenant may display notices of Items aa reasonable size relating to the name and/or business of The Tenant or any other permitted or lawful occupier;
2. to keep the Tenant’s equipment clean and tidy and the exterior of any other structures on the Property in good and tenantable repair;
3. to keep the Property reasonably clean and tidy having regard to the Permitted Use and the Accommodation Works;
4. at the termination or sooner expiry of this Lease to quietly yield up the Property to the Landlord and within twelve months therefrom (or such longer period as the Tenant acting reasonably, can demonstrate is required) but without obligation to do so unless required by the Landlord (acting reasonably) to remove from the Flat Property the Tenant’s Equipment and to leave the Property in a safe condition free from hazardous structures and materials (if any) introduced onto the Property by the Tenant during the Period and electrically safe and in respect of such hazardous structures and materials (if any) in compliance with all relevant statutory applications relating thereto and shall repair any damage (and, where appropriate, repair drains, water supply systems, xxxxx, fences, gates and re-seed land damaged (applying lime and compound fertiliser) occasioned by the removal by the Tenant or those authorised by the Tenant of the itemsTenant’s Equipment so as to leave the Property in substantially the same condition as prior to the construction of the Development provided that the Tenant is (i) not obliged to remove or reinstate any roads, furniture and (ii) not obliged to remove any hardstanding or foundations more than one metre below the surface of the ground, nor any subterranean cables or Conducting Media; declaring for the avoidance of doubt that the Tenant shall not be responsible in terms of this clause or any other provision of this Lease for any pre-existing contamination or for any contamination in, on, under or arising from the Landlord’s Retained Land and/or fittings except the Property or otherwise not caused by the Tenant.
5. to observe the following code of conduct :-
1. not to permit guns to be taken onto the Property by the Tenant’s employees, workmen or contractors unless with the prior written permission of the Landlord and to replace any and all such removed items, furniture and/or fittings with similar articles of at least equal value or, if the Landlord so requires, pay to the Landlord the value of any of the items, furniture and/or fittings (or part thereof) which may be destroyed or damaged (reasonable wear and tear and damage by accidental fire excepted); No Structural Alteration or Addition b) make or permit or suffer to be made any alteration or addition (structural or otherwise) to the Flat or any part thereof without the prior written consent of the Landlord; Hanging of Pictures or Paintings c) hack any holes or drive any nails or anything whatsoever into the walls or to bore any holes into the ceiling without the prior written consent of the Landlord except where the same is reasonably done (such consent not to hang pictures or paintings in areas where it is possible to do so.
