Third Floor. The third floor is occupied by another tenant and is not accessible.
Third Floor. The third floor elevator lobby will be improved by Subtenant using the Lobby Allowance. Other than Sublandlord's provision of the Third Floor Lobby Allowance, the Third Floor Space shall be accepted in its "as is" condition.
Third Floor. Tenant acknowledges that there are presently two (2) control areas (“Third Floor Control Areas”) on the Third Floor of the Building. Presently, one (1) Third Floor Control Area is assigned to Praecis Pharmaceuticals Incorporated, who occupies the West Wing of the Third Floor, and the remaining one (1) Third Floor Control Area shall be shared by all tenants (including Tenant hereunder) occupying the South and East Wings of the Third Floor. Tenant shall be entitled to maintain Tenant’s Proportionate Share of Hazardous Materials of the remaining Third Floor Control Area, which shall mean 36.22%, which is a fraction, the numerator of which shall be 14,126 rentable square feet (representing Tenant’s Third Floor Premises) and the denominator of which shall be 38,997 rentable square feet (representing the total rentable area of the South and East Wings of the Third Floor).
Third Floor. 43.01. Provided Tenant is then a tenant in the Building and is not in default beyond any applicable notice and grace period, if Landlord shall have available for rental any space on the third floor of the Building, or if Landlord shall be aware that such space in the Building is becoming available to be put on the market, Landlord shall give notice (the "Notice") to Tenant, and Landlord and Tenant shall meet to discuss Tenant renting the third floor. Neither Landlord nor Tenant shall be obligated to enter into any Lease for such third floor. If Landlord and Tenant shall not agree on the terms and conditions of such third floor rental and enter into a Lease for such third floor within said 30 day period, time being of the essence, Tenant's rights under this Article 43 shall terminate. Tenant's right hereunder shall not apply to any renewal, extension or new lease with a tenant in the building relating to space then occupied by said tenant.
Third Floor. To perform a general patrol in the immediate area, but having emphasis on controlling access to and from the Family Court. To assist the Magistrates, Xxxxxxxx and Police Officers with restraining and or apprehension of unruly persons.
Third Floor. All/any specialty circuits shall be removed to closest junction box and disconnect breaker feed. Lab equipment shall be removed and damages repaired.

Third Floor. Subject to Landlord’s prior written approval, in its sole discretion, and provided all signs are in keeping with the quality, design and style of the Building and Project, Tenant, at its sole cost and expense, may install identification signage anywhere in the Premises on the third floor of the Building including in the elevator lobby of the Premises, provided that such signs must not be visible from the exterior of the Building.
Third Floor. Tenant has vacated 3,755 rentable square feet of space located on the third floor of the Building as of July 1, 2021 (the “Effective Date”). The amount of space leased by Landlord to Tenant on the third floor of the Building is, as of the Effective Date, reduced from 7,509 rentable square feet to 3,754 rentable square feet. Tenant’s space on the third floor of the Building will be referred to as Suite 303 and is depicted on Exhibit A attached hereto and made a part hereof.
