Common use of Use of Electricity Clause in Contracts

Use of Electricity. The Tenant's use of electricity in the Leased Premises shall be for the operation of office lighting and business machines, such as typewriters, desktop computers and other small office machines and shall not at any time exceed the capacity of any of the electrical conductors and equipment in or otherwise serving the Leased Premises. In order to ensure that such capacity is not exceeded and to avert possible adverse effect upon the Building's electrical service, the Tenant shall not, without the Landlord's prior written consent in each instance, connect any additional fixtures, appliances or equipment (other than normal office electrical fixtures, lamps, typewriters and similar small office machines) to the Building's electric distribution system or make any alteration or addition to the electrical system of the Leased Premises existing at the commencement of the Term. If the Landlord grants such consent, the cost of all additional risers and other equipment required therefor shall be paid as Additional Rent by the Tenant to the Landlord upon demand. As a condition to granting such consent, the Landlord may require the Tenant to agree to pay an increase in the Additional Rent for Operating Costs by an amount which will reasonably reflect the increased cost of the Landlord of the additional electrical services to be furnished to the Leased Premises by the Landlord.

Use of Electricity. The 10.01 Tenant's use of electricity in the Leased Premises shall be for the operation of office lighting and business machinesbuilding standard lighting, such as typewriterselectrical fixtures, desktop desk-top computers and other small office machines and lamps and shall not at any time exceed the capacity of any of the electrical conductors and equipment in or otherwise serving the Leased Premises. . 10.02 In order to ensure that such capacity is not exceeded and to avert possible adverse effect upon the Building's electrical serviceservices, the Tenant shall not, without the Landlord's prior written consent in each instance, connect any additional fixtures, appliances or equipment (other than normal office electrical fixtures, lamps, typewriters desk-top computers and similar small office machines) to the Building's electric electrical distribution system or make any alteration alterations or addition additions to the electrical electric system of the Leased Premises existing at the commencement of the Term. If the Landlord grants such consent, the cost of all additional risers and other equipment required therefor shall be charged to Tenant as an Additional Services Charge and paid as Additional Rent by the Tenant to the Landlord upon demand, or Landlord may bxxx Tenant for such services with other Additional Services. As a condition to granting such consentFurthermore, Tenant shall, at Landlord's option, pay on demand as Additional Services, the Landlord may require the Tenant to agree to pay an increase in the Additional Rent for Operating Costs by an amount which will reasonably reflect the increased cost of any electric current or other energy for the Landlord operation of the additional electrical services to be furnished to the Leased Premises heavy accounting equipment, copy equipment, computer equipment or other equipment requiring more than is necessary for normal business office use as determined by the Landlord.

In order to ensure that such capacity is not exceeded and to avert possible adverse effect upon the Building's ’s electrical service, the Tenant shall not, without the Landlord's ’s prior written consent in each instance, connect any additional fixtures, appliances or equipment (other than normal office electrical fixtures, lamps, typewriters and similar small office machines) to the Building's ’s electric distribution system or make any alteration or addition to the electrical system of the Leased Premises existing at the commencement of the Term. In order to ensure that such capacity is not exceeded and to avert possible adverse effect upon the Building's electrical serviceservices, the Tenant shall not, without the Landlord's prior written consent in each instance, connect any additional fixtures, appliances or equipment (other than normal office electrical fixtures, lamps, typewriters personal computers and similar small office machines) to the Building's electric electrical distribution system or make any alteration or addition to the electrical electric system of the Leased Premises existing at the commencement of the Term. If the Landlord grants such consent, the cost of all additional risers and other equipment required therefor shall be paid as Additional Rent additional rental by the Tenant to the Landlord upon demand.
