Práva. Prenajímateľ týmto neodvolateľne udeľuje Nájomcovi všetky práva akéhokoľvek druhu a povahy vzťahujúce sa k nahrávkam, vrátane statických fotografií, filmov a zvukových nahrávok (ďalej spolu „Nahrávky“), ktoré sú vyrobené alebo vytvorené v súvislosti s používaním Nehnuteľnosti zo strany Nájomcu v zmysle tejto Dohody, pričom tieto Nahrávky sú a zostávajú výlučným a výhradným vlastníctvom Nájomcu. Súčasťou týchto práv sú najmä, avšak nie výlučne len, trvalé a neodvolateľné právo používať a opakovane využívať Nahrávky v akejkoľvek súvislosti a podľa vlastného uváženia Nájomcu pre potreby Filmom, ako aj všetky práva týkajúce sa a súvisiace s reklamou, propagovaním, vydaním a zverejnením Filmu a/alebo iným využitím Filmu akýmkoľvek spôsobom, najmä pomocou predaja a obchodných vzťahov, a to všetkými dostupnými a známymi prostriedkami, médiami, zariadeniami, procesmi a technológiami teraz alebo v budúcnosti známymi, a to bez priestorového alebo časového obmedzenia. Prenajímateľ týmto zároveň udeľuje Nájomcovi a jeho právnym nástupcom neodvolateľné, prevoditeľné, priestorovo a časovo neobmedzené právo na duplikovanie alebo opakované vytvorenie kópie celej alebo časti Nehnuteľnosti, vykonávanie zmien na takýchto duplikátoch alebo opakovaných výtvoroch prostredníctvom akéhokoľvek média a/ alebo spôsobu (známeho teraz alebo vzniknutého v budúcnosti), v súvislosti a pre potreby Filmu, vrátane práva odkazovať na Nehnuteľnosť pod jej vlastným menom, akýmkoľvek fiktívnym menom alebo pripísať skutočné alebo fiktívne udalosti, ktoré sa udiali na Nehnuteľnosti. 5.

Payment of Contract purchases made by Authorized Users, other than Agencies, shall be billed directly by Contractor on invoices/vouchers, together with complete and accurate supporting documentation as required by the Authorized User. Submission of an invoice and payment thereof shall not preclude the Commissioner from reimbursement or demanding a price adjustment in any case where the Product delivered is found to deviate from the terms and conditions of the Contract or where the billing was inaccurate. Contractor shall provide, upon request of the Commissioner, any and all information necessary to verify the accuracy of the xxxxxxxx. Such information shall be provided in the format requested by the Commissioner and in a media commercially available from the Contractor. The Commissioner may direct the Contractor to provide the information to the State Comptroller or to any Authorized User of the Contract.

However, the wording, in Scotland, may also be considered to include legal (vacant) possession where if the Tenant has not completely removed everything from the Premises by the Break Date (eg left behind some internal partitioning or furniture), it may lose its right to terminate the lease on the Break Date (Riverside Park Ltd v NHS Property Services Limited [2016] EWHC 1313 (Ch)). The Code for Leasing Business Premises in England & Wales published in March 2007 recommends that "The only pre-conditions to tenants exercising any break clauses should be that they are up to date with the main rent, give up occupation and leave behind no continuing subleases. Disputes about the state of the premises, or what has been left behind or removed, should be settled later (like with normal lease expiry)". The Tenant may, therefore, want to consider deleting this wording so that there can be no doubt that the right to break is preserved, leaving the Landlord with the usual remedies against the Tenant in the event that the Tenant has not given full legal and physical possession to the Landlord on the Break Date. 74 The obligation to repay any rent relating to the period after the Break Date is in Clause 5.4. 75 Appropriate rights will be property specific in each case. 76 Consider the Landlord's policy on staff parking within the Centre. 77 The safeguards that tenants ordinarily look for where a landlord has a right of entry are contained in Clause 5.5. There is no need to repeat them in this Part of the Schedule.
