SCHEDULE 12 Form of Deferred Affordable Housing Notice This notice is the notice contemplated by paragraph ● of Schedule ● of a Deed dated ●and made between ● ● ● and The Mayor and Burgesses of the London Borough of Hounslow (the “Deed”).
If Scheme A were to include 20% of on-site affordable housing, and assuming that the surplus a result of such affordable housing went down to £450,000,000 the Deferred Affordable Housing Contribution would reduce to £50,000,000, i.e. the Surplus of £450,000,000 minus £400,000,000 comprising 80% of £500,000,000 (the surplus that would have arrived if there had been no on-site affordable housing).
The Deferred Affordable Housing Contribution would be calculated as 20% of£500,000,000, i.e. £100,000,000, but would be capped at the maximum of£87,000,000.If Scheme A was re-worked to incorporate 40% affordable housing on-site the Deferred Affordable Housing Contribution would be capped at zero.
If Scheme B were to be re-worked to include 20% affordable housing on-site and assuming the surplus is thereby reduced to £175,000,000 then the Deferred Affordable Housing Contribution would be £15,000,000, that is the surplus of£175,000,00 (assuming there is on-site affordable housing) minus £160,000,000 (80% of £200,000,000, i.e. of the surplus if there were no on-site affordable housing).
Low Scenario A scheme (“Scheme C”) projects a surplus with no affordable housing of£50,000,000 in which case the Deferred Affordable Housing would be 20% of£50,000,000, i.e. £10,000,000.
In this case, the Deferred Affordable Housing Contribution would be 20% of £200,000,000 i.e. £40,000,000.
However the Deferred Affordable Housing Contribution would be capped at £20,000,000.
