HAZARD LAND definition

HAZARD LAND. Means land that exhibits, or potentially exhibits, a hazardous condition as a result of its susceptibility to flooding, erosion, subsidence, inundation, as the presence of organic soils or steep slopes, or where, by reason of its low lying marshy or unstable character, the cost of construction of satisfactory waterworks, sewage or drainage facilities is prohibitive. HEAVY EQUIPMENT SALES AND RENTALA building or part of a building or structure in which heavy machinery and equipment including farm vehicles and transport trucks are offered or kept for sale, rent, lease or hire under agreement for compensation, but shall not include any other establishment defined or classified in this By-law. HEIGHT OF BUILDINGSThe vertical distance, measured between the average natural or finished grade at the front of thebuilding, to the highest point of the roof surface. HIGH WATER MARK SETBACKThe setback will be measured in a direct line from the normal controlled high water mark of the lake or river. HOME INDUSTRYAny occupation conducted entirely within a building or part of a building accessory to a single detached dwelling that includes processing, assembly, manufacturing or a workshop within an area not to exceed 60 square metres in gross floor area and shall not include outdoor storage. HOME OCCUPATIONAn occupation or profession related to the provision of services, carried on by the occupant of a dwelling within his/her dwelling as an accessory use in connection with which there is no display, no stock in trade nor commodity sold upon the premises and no outdoor storage.HOSPITALAny institution, building or other premises or place established for the maintenance, observation, medical and dental care and supervision and skilled nursing care of persons afflicted with or suffering from sickness, disease or injury or for the convalescent or chronically ill persons. HOTELA building or part of a building that contains a general kitchen and dining room and other public rooms, the remaining rooms of which contain no provision for cooking, and are usually hired by transients as places of abode; and includes a hostel for men or women.
HAZARD LAND. ' means land declared to be hazard land under section 6 of
HAZARD LAND means land which is not suitable to be used for the erection of any buildings because the said land is on a flood plain, is subject to erosion, has steep slopes, has organic soil or has a high water table.

HAZARD LAND means lands having inherent environmental hazards such as susceptibility to flooding and/or erosion, unstable soils, slippery slopes. These lands are not suitable for certain development because the hazards are severe enough to pose a potential risk of property damage and/or loss of life.
HAZARD LAND means land subject to bank instability, flooding, ponding, shoreline erosion, or land that has flowing wells, high susceptibility to groundwater pollution or having poor subsoil characteristics that render bearing strength insufficient for building purposes. Heritage Site means premises included in the Province of Manitoba Inventory of Heritage Properties, as listed as being ofhistorical, architectural, archeological or cultural heritage value or interest, or designated as such pursuant to the Manitoba Heritage Act. Highway means a publicly owned street, road, lane, bridge, viaduct, and any other way open to use of the general population, but does not include a private right-of-way on a private lot.Home-based Business means an occupation, trade, profession or craft which isoperated out of the principal single-family dwelling unit or its accessory building or structure.

  • Mortgaged Property shall have the meaning assigned to such term in the recitals.

  • Hazard means a source of or exposure to danger;

  • Condominium Property means the lands, leaseholds, and personal property that are subjected to condominium ownership, whether or not contiguous, and all improvements thereon and all easements and rights appurtenant thereto intended for use in connection with the condominium.

  • Airport hazard means any structure, object of natural growth, or use of land which obstructs the airspace required for the flight of aircraft in landing or taking off at an airport, or is otherwise hazardous to such landing or taking off of aircraft.

  • Environmental Hazard means any substance the presence, use, transport, abandonment or disposal of which (i) requires investigation, remediation, compensation, fine or penalty under any Applicable Law (including, without limitation, the Comprehensive Environmental Response Compensation and Liability Act, Superfund Amendment and Reauthorization Act, Resource Conservation Recovery Act, the Occupational Safety and Health Act and provisions with similar purposes in applicable foreign, state and local jurisdictions) or (ii) poses risks to human health, safety or the environment (including, without limitation, indoor, outdoor or orbital space environments) and is regulated under any Applicable Law.

  • Mortgaged Premises means any real property which shall now or hereafter be subject to a Notes Mortgage.

  • Special Flood Hazard Area (SFHA means the land in the floodplain subject to a one percent (1%) or greater chance of being flooded in any given year, as determined in Article 3, Section B of this ordinance.

  • Said Land shall have the meaning ascribed to such term in Paragraph I above and which is more fully and particularly described in the First Schedule written hereunder and delineated and demarcated in Annexure – A hereto;

Flooding in a tidal flood hazard area may be contributed to, or influenced by, stormwater runoff from inland areas, but the depth of flooding generated by the tidal rise and fall of the Atlantic Ocean is greater than flooding from any fluvial sources. In some situations, depending upon the extent of the storm surge from a particular storm event, a flood hazard area may be tidal in the 100-year storm, but fluvial in more frequent storm events.

  • Special Hazard Area means an area having special flood, mudslide (i.e., mudflow) and/or flood-related erosion hazards, and shown on an FHBM or FIRM as Zone A, AO, A1-30, AE, A99, or AH.

  • Environmental Problem Property A Mortgaged Property or REO Property that is in violation of any environmental law, rule or regulation.
