Initial Repairs definition

Initial Repairs means the Outstanding Work (as defined in the Initial Repairs Escrow Agreement) relating to the Property to be completed at the Property, which work is to be completed shortly after the Commencement Date in accordance with the Initial Repairs Escrow Agreement;
Initial Repairs means those items listed on Exhibit A that are reasonably required for the operation of the Premises as evidenced by the inspections and testing performed by (or on behalf of) the Rink Operator and any repairs required by law (including without limitation the Americans with Disabilities Act (“ADA”)) and made by the Rink Operator.

Examples of Initial Repairs in a sentence

  • It is anticipated that the cost to make the Initial Repairs will be approximately $46,500.00 (the actual cost incurred by the City to make the Initial Repairs being the “Initial Repair Cost”).

  • The Owner warrants that the rental units to be leased by the Owner under the Contract are in decent, safe and sanitary condition (as defined and determined in accordance with HUD regulations and procedures) or will be in such condition no later than the date of completion of Initial Repairs as set forth in section 1.6(b) of this Contract.

  • The Owner warrants that the rental units to be leased by the Owner under the Contract are in decent, safe and sanitary condition (as defined and determined in accordance with HUD regulations and procedures) or, in the case of units undergoing Initial Repairs that prevent such units from remaining occupied during the repair period, will be in such condition no later than the date indicated in section 2.1(c).

  • With the exception of the Initial Repairs and the items to be replaced or repaired as provided in Section 7.2(A), the City shall deliver the premises to the Rink Operator in a safe, clean and dry condition and in good order and repair, including electrical and all other facilities serving the Premises.

Related to Initial Repairs

  • Required Repairs shall have the meaning set forth in Section 7.1.1 hereof.

  • Repairs means the repairs to be made to the Mortgaged Property, as described on the Repair Schedule of Work (Exhibit C) or as otherwise required by Lender in accordance with this Loan Agreement.

  • Tenant Improvements Defined in Exhibit B, if any.

  • Renovation means altering a facility or one or more facility components in any way, including the stripping or removal of RACM from a facility component. Operations in which load-supporting structural members are wrecked or taken out are demolitions.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Building Work has the meaning given to it in section 6 of the Building and Construction Industry (Improving Productivity) Act 2016 (Cth);

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • demolition work means a method to dismantle, wreck, break, pull down or knock down of a structure or part thereof by way of manual labour, machinery, or the use of explosives;

  • Landlord Work means the work, if any, that Landlord is obligated to perform in the Premises pursuant to a separate agreement (the “Work Letter”), if any, attached to this Lease as Exhibit C.

  • Landlord’s Work means the work of constructing the Tenant Improvements.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.

  • Building Plans means the general building plans in respect of the Development or in respect of any part or parts of the Development prepared by the Authorized Person and approved by the Building Authority and includes any amendments thereto from time to time approved by the Building Authority;

  • Tenant Work All work installed or furnished to the Premises by Tenant in connection with Tenant’s initial occupancy pursuant to Rider 2 and the Workletter.

  • Demolition means the wrecking or taking out of any load-supporting structural member of a facility together with any related handling operations or the intentional burning of any facility.

  • Erection, construction, remodeling, repairing means all types of work done on a particular building or work at the site thereof in the construction or development of the project, including without limitation, erecting, construction, remodeling, repairing, altering, painting, and decorating, the transporting of materials and supplies to or from the building or work done by the employees of the Contractor, Subcontractor, or Agent thereof, and the manufacturing or furnishing of

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by any Group Company, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the Lease for such Leased Real Property.

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Repair means to restore to proper operating condition a tank, pipe, spill prevention equipment, overfill prevention equipment, corrosion protection equipment, release detection equipment or other UST system component that has caused a release of product from the UST system or has failed to function properly.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Alterations means all changes, additions, improvements or repairs to, all alterations, reconstructions, renewals, replacements or removals of and all substitutions or replacements for any of the Improvements or Equipment, both interior and exterior, structural and non-structural, and ordinary and extraordinary.

  • Substantial Completion means the stage in the progress of the work as determined and certified by the Contracting Officer in writing to the Contractor, on which the work (or a portion designated by the Government) is sufficiently complete and satisfactory. Substantial completion means that the property may be occupied or used for the purpose for which it is intended, and only minor items such as touch-up, adjustments, and minor replacements or installations remain to be completed or corrected which:

  • Substitute Improvements means the substitute or additional improvements of the Issuer described in Article V hereof.

  • Final Completion means the date determined and certified by A/E and Owner on which the Work is fully and satisfactorily complete in accordance with the Contract.

  • Installation Site means the site at which the Product is originally installed.

  • Major Alteration means change other than repair or replacement of building materials or equipment with materials and equipment of a similar type.
