Office Component definition

Office Component has the meaning given to such term in the Project Agreement; “OHL” means the Ontario Hockey League and its successors;
Office Component means a three-dimensional envelope consisting of that portion of the Total Lands described as Parts ● on the plan attached as Schedule B, together with the improvements constructed on such lands from time to time, including associated parking;
Office Component means the building, consisting of approximately 109,295 rentable square feet, located at the Building Address and devoted to office and related uses.

More Definitions of Office Component

Office Component means the portion of the Improvements belonging to Fordham Office consisting of a 14-story Class A office building containing approximately 151,685 square feet of net leaseable space.
Office Component shall collectively refer to the office space located on the second (2nd) through eighteenth (18th) above-ground levels of the Building, measuring approximately 470,949 rentable square feet, of which the Premises are a part. Landlord reserves the right, in its sole discretion, to add all or any part of the second (2nd) floor premises of the Building to the Retail Component (and, thereafter, to re-add said premises back to the Office Component) at any time and from time to time. In any such event, the square footage of the Office Component shall be revised to reflect the reallocation of premises.
Office Component has the meaning specified in the Redevelopment Agreement.
Office Component has the meaning assigned to such term in the definition of “Improvements” herein.
Office Component shall have the meaning set forth in Section 1.2.2. “Office Space” shall have the meaning set forth in Exhibit G. “Parties” shall have the meaning set forth in the Preamble.
Office Component means the portion or portions of the Building that Landlord reasonably designates from time to time to be used for office purposes, as may be expanded, altered or reduced from time to time, together with those portions of the Common Areas that exclusively serve those areas, and in which the Office Premises are situated.
Office Component means that portion of the Lands and the Development intended for use as office premises including all improvements therein, thereto, thereon or thereunder and every enlargement thereof and every addition thereto even though separated therefrom and includes, without limiting the generality of the foregoing: (i) the Common Areas; (ii) all buildings, structures, improvements, heating, ventilating, air conditioning, mechanical, sprinkler, electrical and other equipment, machinery, fixtures and systems; and (iii) water, gas, sewage, telephone and other communication facilities and systems and electrical power systems and. utilities systems. equipment, machinery and fixtures, comprised therein, belonging thereto, connected therewith or used in the operation thereof, and now or hereafter constructed, erected, and installed therein and thereon by the Landlord;
