Assessments; Notices. Seller has not received any written or oral notice of assessments for public improvements against the Real Property or any written or oral notice or order by any Governmental Authority, any insurance company that has issued a policy with respect to any of such properties or any board of fire underwriters or other body exercising similar functions that relates to violations of building, safety or fire ordinances or regulations, that claims any defect or deficiency with respect to any of such properties or requests the performance of any repairs, alterations or other work to or in any of such properties or in the streets bounding the same.

Assessments; Notices. (a) If at the time of delivery of the "Deed" (as hereinafter defined), the Property or any part thereof shall be or shall have been affected by an assessment or assessments which are or may become payable in annual installments, then, for the purposes of this Contract, all unpaid installments of any such assessment which are due and payable and constitute a lien as of the Closing Date shall be paid and discharged by Seller (subject to apportionment for the period in which the Closing occurs) and all other unpaid installments of any such assessment which are due and payable after the Closing Date shall be the sole responsibility of Buyer.
