Builder’s Risk (Course of Construction insurance utilizing an “All Risk” (Special Perils) coverage form, with limits equal to the completed value of the project and no coinsurance penalty provisions.
Builder’s Risk (Course of Construction. Insurance. Builders risk (course of construction) insurance coverage shall be provided on a special “All Risk” basis, including the perils of flood (if required by a Leasehold Mortgagee), on the work and all property to be incorporated therein. Such coverage shall be in an amount not less than the full replacement value of the completed Project Improvements, and shall not contain any co-insurance provisions. This coverage shall include an endorsement naming Landlord as a loss payee as its interests may appear and a copy of this endorsement shall be provided to Landlord.
Builder’s Risk (Course of Construction. Such insurance shall insure against damage from perils covered by the Causes-of-Loss Special Form (ISO form CP 10 30) or equivalent. This insurance shall be endorsed to include ordinance or law coverage, coverage for temporary offsite storage, debris removal, pollutant cleanup and removal, testing, preservation of property, excavation costs, landscaping, shrubs and plants and full collapse coverage during construction (without restricting collapse coverage to specified perils). This insurance shall be written on a completed-value basis and cover the entire value of the construction project, against loss or damage until completion and acceptance by Lessee.

Builder’s Risk (Course of Construction insurance utilizing an “All Risk” (Special Perils) coverage form, with limits equal to the completed value of the project and no coinsurance penalty provisions. If the project does not involve new or major reconstruction, at the option of the County, an Installation Floater may be acceptable. For such projects, a Property Installation Floater shall be obtained that provides for the improvement, remodel, modification, alteration, conversion or adjustment to existing buildings, structures, processes, machinery and equipment. The Property Installation Floater shall provide property damage coverage for any building, structure, machinery, or equipment damaged, impaired, broken, or destroyed during the performance of the work, including during transit, installation, and testing at the County’s site.

This insurance shall be written on a completed-value basis and cover the entire value of the construction project, including County furnished materials and equipment, against loss or damage until completion and acceptance by Concessionaire and County.

FIRM shall maintain builder’s risk insurance utilizing an “All Risk” (Special Perils) coverage form, with limits equal to the completed value of the project with no coinsurance penalty provisions. FIRM may submit evidence of Builder’s Risk insurance in the form of Course of Construction coverage.
