BUILDING OPERATION REQUIREMENTS. All dwellings are to be constructed by a registered builder unless prior written approval is obtained from the Seller. a) The Buyer must NOT remove or excavate any soils or gravel from the Lot except, as may be necessary during the course of construction of the dwelling or the purpose of landscaping the Lot. b) The Buyer must obtain the approval from the Southern Downs Regional Council prior to any excavation or placing fill on the Lot. c) During construction, the Buyer nor the Buyer’s builder and contractors shall NOT permit any building materials, scrap metal, excavation or building rubble to be accumulated on the Lot. The Buyer shall ensure that the builder and contractors have another receptacle to contain all such rubbish and materials. d) The Buyer shall ensure that the builder and contractors must not damage any trees, footpath and turf or dislodge any survey pegs during the preconstruction investigations and during construction works and shall rectify damages so caused. e) The Buyer indemnifies and shall keep indemnified the Seller against any loss, cost, damage, claim or liability suffered or incurred by the Seller which is caused or contributed to by the Buyer, the Buyers agents and contractors.

BUILDING OPERATION REQUIREMENTS. 4.1 The Buyer acknowledges that he/she/they have received a copy of the Guidelines which set out the architectural controls in relation to building of dwellings on the estate. 4.2 The Buyer agrees to be bound by these Guidelines and each and every term thereof is hereby incorporated within this Deed and wheresoever there is any conflict between the Housing Design Guidelines and these Building Covenants then the Housing Design Guidelines will prevail. 4.3 Only one dwelling for residential purposes may be erected on the lot, together with a lock-up garage which must be suitably screened and be fitted with a vehicular access door and form an integral part of the design of the dwelling.

  • Installation requirements We (if we install the System) or our contractor (if we procure a contractor to install the System) must:

  • Construction Requirements (a) All Life and Safety and applicable Building Codes will be strictly enforced (i.e., tempered glass, fire dampers, exit signs, smoke detectors, alarms, etc.). Prior coordination with the Building Manager is required. (b) Electric panel schedules must be brought up to date identifying all new circuits added. (c) All electrical outlets and lighting circuits are to be properly identified. Outlets will be labeled on back side of each cover plate. (d) All electrical and phone closets being used must have panels replaced and doors shut at the end of each day’s work. Any electrical closet that is opened with the panel exposed must have a work person present. (e) All electricians, telephone personnel, etc. will, upon completion of their respective projects, pick up and discard their trash leaving the telephone and electrical rooms clean. If this is not complied with, a clean-up will be conducted by the building janitors and the general contractor will be back-charged for this service. (f) Welding or burning with an open flame will not be done without prior approval of the Building Manager. Fire extinguishers must be on hand at all times. (g) All “anchoring” of walls or supports to the concrete are not to be done during normal working hours (7:30 AM—6:00 PM, Monday through Friday). This work must be scheduled before or after these hours during the week or on the weekend. (h) All core drilling is not to be done during normal working hours (7:30 AM—6:00 PM, Monday through Friday).
