Buyer covenants and agrees that Sellers are not and will not be responsible for payment of an commission, finder’s fee or other similar payment incurred or due by Buyer in connection with this Agreement and the transactions contemplated hereunder, if any, and that all such sums, if any, shall be the responsibility of and be paid by Buyer.
Buyer Broker. Buyer has used the services of , a Pennsylvania licensed realtor, to assist Buyer in this transaction and has agreed that a real estate commission in the amount of no more than 3 % shall be paid to Buyer’s Broker from the total Bid price at the time of settlement. Buyer has not entered into an agreement with any other real estate agent, broker or sales person. Buyer warrants that Buyer has not dealt with any real estate agent, broker or sales person. Buyer covenants to indemnify, defend and hold Seller harmless from and against claims of any person or entity for a real estate commission or other compensation arising out of Buyer's dealing with such other party other than such realtor indicated above.

This Agreement creates an agency relationship with Xxxxx Xxxxxx and any of Firm's managing brokers 14 who supervise Buyer Broker (“Supervising Broker”). No other brokers affiliated with Firm are agents of Buyer. 15
