Commencement of the Lease Agreement. The term of this Lease Agreement shall commence on the Closing Date, and shall end, on the Expiry Date, unless the Expiry Date is extended or the Expiry Date is sooner terminated as hereinafter provided. If on the Expiry Date, the rental payable hereunder shall not be fully paid and all Bonds shall not be fully paid and defeased, or if the rental payable hereunder shall have been abated at any time and for any reason, then the term of this Lease Agreement shall be extended until ten days after the rental payable hereunder shall be fully paid and all Bonds shall be fully paid and defeased, except that the term of this Lease Agreement shall in no event be extended beyond . If prior to the Expiry Date, the rental payable hereunder shall be fully paid and all Bonds shall have been fully paid or defeased in accordance with Article X of the Indenture, the term of this Lease Agreement shall end ten days thereafter or ten days after written notice by the City to the Authority to the effect that the rental payable hereunder has been fully paid and all Bonds have been fully paid or defeased in accordance with Article X of the Indenture, whichever is earlier, and this Lease Agreement shall thereupon terminate. The City shall take possession of the Leased Property on the Closing Date and the obligation of the City to pay Base Rental Payments and Additional Payments shall commence on the Closing Date, subject to the limitations set forth in Section 5.01(a) hereof.

Neither the Sublessor nor Sublessee shall do or cause to be done any act which would or might cause the Master Lease, or the rights of Sublessor as tenant under the Master Lease to be endangered, cancelled, terminated, forfeited or surrendered, or which would or might cause Sublessor to be in default thereunder or liable for any damage, claim or penalty. Sublessee agrees, as an express inducement for Sublessor executing this Sublease, that if there is any conflict between the provisions of the Master Lease and this Sublease which would permit Sublessee to do or cause to be done any act which is prohibited by the Master Lease then the provisions of the Master Lease shall prevail.

  • Commencement and Completion The Work shall commence on _______________, 20__ and shall be complete in accordance with this Agreement without delay on ______________, 20__.
