Comprehensive Auto Liability. Endorsed for all owned and non-owned vehicles with a combined single limit of at least THREE HUNDRED THOUSAND DOLLARS ($300,000) per occurrence.
Comprehensive Auto Liability. (i) Coverage to include: Owned/Leased vehicles, Non-owned vehicles, Hired Vehicles. (ii) Limits of Liability: $2,000,000 per accident, combined single limit for bodily injury and property damage. (iii) With respect to any Facilities or Capacity, Licensor and Licensee will name the other as additional insured.

The policy shall be endorsed to provide 30 days written notice of cancellation to Landlord. Each policy of liability insurance required to be carried by Tenant pursuant to this Article or actually carried by Tenant with respect to the Leased Premises or the Property (i) shall be in a form satisfactory to Landlord, (ii) Shall be provided by carriers admitted to do business in the state of California, with a Best rating of "A/VI" or better and/or acceptable to Landlord. Property insurance shall contain a waiver an/or a permission to waive by the insurer any right of subrogation against Landlord, its principal, employees, agents and contractors which might arise by reason of any payment under such policy or by reason of any act or omission of Landlord, its principals, employees, agents or contractors. Prior to the time Tenant or any of its contractors enters the Leased Premises, Tenant shall deliver to the Landlord with respect to each policy of insurance required to be carried by Tenant (A) for any policy of insurance Tenant is required to carry pursuant to this Article is not adequate, then Tenant shall increase the amount of coverage for such insurance to such greater amount or change the form as Landlord's lender, insurance broker or advisor or counsel reasonably deems adequate (provided however such increase level of coverage may not exceed the level of coverage for such insurance commonly carried by comparable businesses similarly situated and operating under similar circumstances). The Commercial General Liability insurance carried by Tenant shall specifically insure performance by Tenant of the Indemnification provisions set forth in Article 8.2 except as revised herein of this lease provided, however, nothing contained in this Article 9 shall be construed to limit the liability of Tenant under the Indemnification provisions set forth in said Article 8.2.
